In Moscow, the cost of new buildings located near transportation and transfer hubs (TTH) has increased by about 30-50%. This follows from the data of developer STONE, which were reviewed by "Izvestia" on February 25.

The average cost of 1 sq. m. in such projects is 542 thousand rubles. Three years ago, new buildings in these locations were sold for an average of Br411 thousand per "square meter". Business class real estate costs 574 thousand rubles per square meter, housing in the mass segment - 335 thousand rubles per "square", in the premium segment - 838 thousand rubles.

"The business class seems to be optimal for investments. This segment offers a wide choice of locations - from prestigious to more affordable areas. Many business class projects near transportation hubs have demonstrated high profitability over the past three years," said Christina Nedrya, director of commercial management of STONE.

The most part of the offer of new buildings near transportation hubs in the capital market falls on business class - 27 projects, in which almost 3,5 thousand apartments and apartments are presented. Elite residential complexes are also being built in close proximity to the transportation and interchange hubs. There are 14 such projects in total. The total volume of supply in them reaches 1.9 thousand premises. Mass segment projects are represented by 13 complexes. In them buyers are offered 3.5 thousand apartments and apartments.

Earlier, on February 21, it was reported that, having decided to invest, more than half of the surveyed (53.8%) Russians would prefer to invest in residential real estate. For commercial voted 40.4% of respondents, the remaining 5.8% chose industrial. This is stated in the results of the research of analysts of the resort "Luchi". The most attractive strategy for investment citizens named the purchase of real estate for rent (76.9%). At the same time, 19.2% chose to buy an object at an early stage of construction for short-term investments.
