Experts told about the growth in demand for premium residential real estate


Buyers of elite suburban housing lack new houses. This is stated in the results of the research of the agency "Intermark Countryside Real Estate", which were read by "Izvestia" on February 24.
"The suburban market of premium residential real estate shows a steady growth in demand by the end of 2024. Buyers show great interest in purchasing elite cottages and land plots, especially in popular areas of the Moscow region - Rublyovo-Uspenskoye, Novorizhskoye and Minsk highway. The cumulative growth in demand for elite houses and land plots in premium locations in the primary and secondary market amounted to about 33%", - stated in the study.
Nina Reznichenko, General Director of Intermark Countryside Real Estate, explained to Izvestia that inflation, stock market volatility, and high mortgage rates have influenced the growing demand for elite countryside properties.
However, there are not enough new elite houses in the primary suburban market for everyone. At the beginning of 2025 the volume of primary supply of country cottages came to critically low values. There are only 105 completed houses for sale, whereas 110 were purchased in the last year alone. As a result of this shortage, demand cannot be fully satisfied, and the number of sales in the primary market compared to 2023 has hardly increased, the increase amounted to only 1%, experts said.
"Developers, despite their efforts, do not always manage to meet the growing demand due to the difficulty in obtaining permits, shortage of skilled labor, rising costs of construction materials, and the limited number of suitable land plots. All this leads to an imbalance in the market, where demand exceeds supply," Reznichenko added.
As specified in the agency, as a consequence, many buyers who are not ready to spend time and money resources on independent construction reorient their interests to the premium market of secondary suburban objects. Thus, at the end of 2024, 81% of buyers made a choice in favor of the secondary market. The supply in the secondary elite market by the beginning of 2025 is about 1.1 thousand houses. According to the results of 2024 in this segment buyers bought 481 cottages, which is 43% more than a year earlier.
According to experts, the average cost of a suburban elite cottage in the primary market is about 383 million rubles, in the secondary market buying a house will cost an average of 569 million rubles.
