Experts revealed the cost of new business-class buildings in Moscow


In Moscow new business-class buildings without finishing 1 sq. m. costs an average of Br453 thousand, as follows from the data of the company STONE, which were reviewed by "Izvestia" on February 24. This is Br69 thousand less than in similar real estate objects with finishing from the developer. Over the past year, the difference in price between apartments with and without finishing has tripled.
Experts noted that, given the average cost of repairs, the purchase of housing with finishing is becoming practically inexpedient.
A year ago, the price difference between new business-class buildings with and without finishing amounted to only Br22 thousand. Meanwhile, in new business class buildings apartments with pre-finishing (white box) are sold for an average of 460 thousand rubles per 1 square meter. m.
According to analysts' calculations, 64% of business class apartments are offered without finishing, and 9% - with finishing. Another 27% are premises with pre-finished repair. The high proportion of housing with finishing in business class is a feature of the segment, for buyers of which it is more important to be able to independently plan and equip the apartment or apartment, the company explained.
In the market of new business class buildings in the "old" Moscow buyers are offered about 22 thousand variants of real estate in 148 projects. Most of them - 14 thousand premises in 124 projects - are offered without finishing. Full finishing is provided in more than 2 thousand apartments and apartments in 39 projects. Options with pre-finished finishing are presented in almost 6 thousand apartments and apartments in 45 projects.
"For new business class buildings, the prevalence of unfinished premises in sales is the norm, due to the preferences of most buyers. The growth of prices for apartments with finishing in Moscow new business class buildings is largely due to the rise in the price of finishing materials and works. In addition, almost all projects launched in 2024 do not provide finishing, and at the initial stage of construction the price is usually lower than at later stages. Therefore, it is more rational to choose an apartment without finishing and individual approach to repair", - said the director of commercial management of STONE Kristina Nedrya.
