In recent years, amid rising prices, business class projects have been built even in residential areas in the east of Moscow. However, the traditional "reserves" of the business class remain three western districts - CJSC, Southern Administrative District and Northern Administrative District. According to the study, 61 business class projects are currently being built in the west of Moscow, offering 9505 lots with a total area of 575.1 thousand square meters.m.
The average cost per square meter in a new business class building in the west of Moscow in February 2025 is 526.9 thousand rubles. The prices for new buildings in Obruchevsky district (553.1 thousand rubles per 1 sq. m.), Konkovo (543.4 thousand), Shchukino (521.6 thousand), Troparevo-Nikulino (512 thousand) and Kuntsevo (500.3 thousand) are closest to the average.
An apartment in a new business class building in the west of Moscow can be bought for an average of 36.6 million rubles. The average budgets for buying apartments in Filimavydkovo (38.3 million rubles), Krylatskoye (37.5 million), Khoroshevo-Mnevniki (34.3 million), Obruchevsky (33.9 million), Kuntsevo and Shchukino (30.7 million rubles each) are closest to this indicator.
The average lot area in the west of Moscow is 79 sq. m. The most "average" apartments are being built in Yasenevo (83 sq. m.), Ramenki (79 sq.m.), Cheryomushki (78 sq. m.), Shchukino (77 sq.m.), Konkovo (76 sq.m.).
"Shchukino is a reference business class district: very green, with a well—developed transport and educational infrastructure, and a pleasant social environment. Since Soviet times, the country's scientific elite has settled here, as the Kurchatov Institute and several other world-class research institutes are located in Shchukino. This is what attracts developers and buyers to the area," said Anna Usatova, Dar's Commercial Director.
In addition to Shchukino (NWAO), the most built-up business class areas in the west of Moscow also include: Pokrovskoye-Streshnevo (NWAO, 156.9 thousand square meters), Ramenki (CJSC, 79.6 thousand), Khoroshevo-Mnevniki (NWAO, 74.9 thousand) and Mozhaisky (CJSC, 47.6 thousand square meters). By district, the largest number of new business-class buildings are offered in the Northern Administrative District — 4.5 thousand lots with a total area of 270.4 thousand square meters.
