Expert told about real estate investment trends in 2025


Economic turbulence has led to a temporary outflow of buyers from the real estate segment, but this instrument for investment still remains the most reliable. Fedor Ushakov, sales director of Mangazeya, told Izvestia on February 25.
"Many experts already call the year 2025, which has barely begun, quite difficult, but there are still tools for investment: it is cryptocurrency, stocks, federal loan bonds (OFZ), gold and currency," he noted.
According to him, these investments give a quick result, but are quite risky. Investments in real estate are a more stable instrument. However, the latter give less quick results.
In 2024, there was a temporary outflow of investors, it is most likely associated with the opportunity to get faster results in other segments, Ushakov said. However, according to him, many people feel distrust, and therefore will still return to the real estate segment.
The key factor in the decision to buy was and will be the understanding that housing prices in Moscow will only continue to rise, and its purchase is a good opportunity to invest, said the expert. The main parameters in choosing an apartment will be the price and financial capabilities of the investor. The greatest demand continues to be for business and premium class real estate.
"Changes in the conditions of mortgage lending have also affected the choice of financial models of real estate acquisition. But this does not mean that buying a home has become impossible. Today, investors can afford to buy an apartment without the use of borrowed funds and mortgage products. Installments are increasingly used as a tool for purchase, and part of the free money is deposited, including short-term deposits with high interest rates," Ushakov said.
Developers offer different installment programs, but most often the initial payment can be 30-50% of the total amount, and to pay the remainder is given from six months to two years. The main advantage of this approach can be called the opportunity to buy an apartment literally on one passport with minimal approval time. The main requirements - the absence of bankruptcy proceedings and encumbrances in the form of mandatory payments, as well as a good credit history.
"At the same time, it is important that your future apartment is not pledged, which means that if suddenly there is a need to sell it - the deal will be much easier to conduct. It is interesting that many investors today combine instruments, for example, enter into a deal with the purchase of real estate, expecting to repay it in the future with the help of deposits, which expire in 2025," - added the specialist.
This year the terms of such deposits are expiring for many people, the expert emphasized. There is a category of people who have funds placed there equal to half or full value of the apartment. There is a high probability that after their completion investors will start to actively invest in real estate. Such clients are ready to deposit 40-50% of the lot value and pay the rest after the deposit period of 3-6 months.
"Such investors realize that unlike a deposit, an apartment is a more reliable and safe asset", - summarized Ushakov.
