The weighted average price for 1 sq. m. in the primary real estate market of Dagestan reached 122.8 thousand rubles, having increased by almost 47% over the year. This is one of the highest price growth rates among the regional markets of Russia, according to the data of the analytical center "NDV Supermarket Real Estate", which were presented to "Izvestia" on February 24.

Despite the significant growth, the average cost of 1 sq. m. in new buildings in Dagestan remains lower than in neighboring Adygea, where 15 projects from 10 developers are in active implementation, the average price is 125.6 thousand rubles per 1 sq. m. Half of the supply is concentrated in Maikop, where 3.6 thousand lots are presented.

In Dagestan the total volume of supply in the primary housing market in January amounted to 161.97 thousand sq. m., which is equivalent to 2.7 thousand lots. There are 18 projects from 14 developers in realization. Most of the supply is concentrated in the capital of the republic - Makhachkala, which accounts for 39.6% of the exposition. Makhachkala is the largest city of the North Caucasian Federal District with a population of 622 thousand people. Derbent (34.2%) ranks second in terms of supply, and Kaspiysk (26.2%) ranks third.

In terms of housing classes, most of the supply in Dagestan (62.5%) is comfort class, 26% - business class, and the premium segment accounts for only 11.4%. The weighted average price of studios is Br186.3 thousand per 1 square meter, one-room apartments - Br117.8 thousand, two-room apartments - Br126.6 thousand, three-room apartments - Br108.7 thousand, and four-room apartments - Br172.1 thousand.

In terms of apartment typology, most of the supply in Dagestan is accounted for two-room lots (36.7%), the prices for which range from Br2.2 million to Br34.8 million. In second place are one-room apartments (35.4%) priced from 1.3 million to 24.7 million rubles. Two-room apartments make up 21.6% of the offer, their price starts from Br3.1 million and reaches Br56.1 million. Multi-bedroom lots (from four rooms) occupy 3.9% of the market, their minimum cost is Br19.7 million, and the maximum - Br76.6 million.

Last year, in early November, it was reported that every third Russian respondent considers "young" secondary housing - real estate, which is 3-10 years old - to be the most comfortable. Another 23% noted the comfort of new buildings - up to three years from the date of delivery of the object. About 30% called comfortable country house, follows from the results of the VTB survey.

December 18, it was reported that at the end of this year, the average cost of 1 sq. m. in the secondary market in cities with a million residents rose by 6.1% and reached a mark of Br135 thousand. At the same time, the annual growth rate compared to 2023 decreased by 5.7 percentage points, told "Izvestia" in the press service of "Yandex Real Estate".
