Analysts told about the growth of elite real estate offers in Moscow
Over the year the number of lots of primary elite real estate for sale in Moscow has increased 2.5 times, analysts of bnMAP.pro and Aeon Development told Izvestia on February 22. In many respects, such a significant growth was due to the increase in the number of buildings within the existing and the release of new large projects.
As experts note, the number of lots of primary elite real estate in the exposition in Moscow for the year increased from 768 to 1966. This was caused by a significant increase in demand for high-budget projects on the part of Russians - this is explained by the desire of clients to diversify assets, as well as a decline in interest in foreign real estate as an investment instrument. In addition, regional clients have become more active in the capital market.
The cost of elite real estate also continues to grow. In particular, the average purchase budget has increased by 30% and is now 437 million rubles, and the average cost of 1 square meter - 2.4 million rubles, analysts noted.
"Sales of elite real estate in Moscow have been growing for the last few years. Certainly, this could not but affect the development activity. If in 2022-2023 we noted the reduction of new supply in the elite segment, this year developers have brought to the market much more lots both in new projects and within the previously launched", - said Marina Maltseva, Deputy General Director of "Aeon Development".
Earlier, on January 9, "Izvestia" got acquainted with the research of the development company COLDY, which reported on the current trends in the elite real estate market in Moscow. According to experts, the number of new high-budget projects is increasing, prices have risen following the active demand, while buyers' preferences for internal infrastructure have shifted towards options for family recreation and education.
