The leaders in transactions in the primary housing market of Moscow region in January 2025 were Mytishchi, Leninsky district and Krasnogorsk. This follows from the data of GC "Ferro-Stroy", which were reviewed by "Izvestia" on February 20.
According to the data of GC "Ferro-Stroy", in January 2025 in the market of new buildings of Moscow region 3324 transactions on share participation agreements (SPA). This is the maximum result for the past three years. This indicator is 9.5% higher than a year earlier. It also exceeds the results of January 2023 (+12.8%)
In total, in January 2025, transactions under CDA were made in 34 urban districts of the Moscow region. At the same time, almost two thirds of the demand for housing under construction - 64% - fell on just three of them: Mytishchi (881 CDA), Krasnogorsk (721 CDA), and Leninsky District (527 CDA).
"It is not by chance that Mytishchi has become the leader in terms of demand for new buildings in the Moscow region. Firstly, there is a very wide choice here - more than 5 thousand lots in 21 complexes. Secondly, there are projects of complex development of the territory (CDT) with developed infrastructure and at the same time attractive prices. In addition, the district of Mytishchi is characterized by good transport accessibility to Moscow both by private and public transport", - said Grigory Vaulin, Managing Partner of Ferro-Stroy Group of Companies.
The average area of apartments purchased in new buildings near Moscow in January 2025 amounted to 41.3 square meters (-4.2% for the year). A year earlier the indicator was equal to 43.1 square meters. m. In Mytishchi - the leader in sales in the primary market of the Moscow region - the average area indicator is slightly higher - 45.2 sq. m. (+0.9% for the year). The Moscow value is 55.8 square meters. m. Experts explained that even within the family mortgage not all Moscow Region buyers can afford spacious options.
At the same time, the apartments, which in the first month of this year purchased by buyers in the market of new buildings in the Moscow region, cost an average of 8 million rubles. The average cost of exhibited lots in the primary market is 8.8 million rubles, which is 10% higher. This means that budget offers are more in demand.
Earlier, February 5, it was reported that almost half of the surveyed Russians in one way or another connect their plans in 2025 with the solution of the apartment issue. Thus, every eighth (12%) plans to start saving and saving money for an apartment. This is stated in the research results of Level Group company.
