The most affordable prices for apartments and apartments in new buildings in the districts, located on the border with the Central Administrative District of Moscow, are observed in Nizhegorodsky, Sokolina Gora, Alekseevsky, Yuzhnoportovo and Lefortovo, as follows from the data of the company "Metrium", which were reviewed by "Izvestia" on February 19.

In Nizhegorodsky district 1 sq. m. costs Br341 thousand, in Sokolinaya Gora - Br371 thousand, in Alekseevsky and Yuzhnoportovo districts - Br439 thousand and Br443 thousand, respectively, and in Lefortovo - Br454 thousand.

The most expensive districts adjacent to the Central Administrative District are Dorogomilovo (Br1.3 million per sq. m.), Gagarinsky (Br829 thousand), Ramenki (Br751 thousand) and Donskoy (Br750 thousand). Begovoi district (Br683 thousand per "square meter") closes the top five.

According to experts, since 2021 the average weighted average cost of 1y sq. m. in new buildings in Moscow districts adjacent to the Central Administrative District has increased by 38%. These locations are ahead of other districts of the capital on the rate of price growth in the primary housing market, while remaining 64% more affordable than the offer within the boundaries of the central district.

Among the districts adjacent to the Central Administrative District, Sokolniki has become the leader in price growth over the past four years. Thus, the weighted average price of 1 sq. m. doubled and reached 558 thousand rubles. The second place is occupied by Donskoy district with 87% growth (up to Br750 thousand). Next come Dorogomilovo (+52%, up to 1.3 million rubles) and Yuzhnoportovy (+50%, up to 443 thousand rubles).

"The districts of Moscow adjacent to the Central Administrative District have a number of advantages. First of all, it is good transportation accessibility and high provision with infrastructure facilities, as well as the proximity of cultural attractions. In fact, with all the advantages of the Central Administrative District, the budget for buying real estate near the Central Administrative District is kept at a more affordable level. All these locations are similar in terms of privacy, but differ in prices", - said Ruslan Syrtsov, Managing Director of Metrium.

According to him, among the districts of the west, south and north-west of the capital, adjacent to the Central Administrative District, there are overheated markets, and there are promising locations with a relatively low cost per square meter.

"The emergence of new higher-quality projects in the old development entails an increase in the average price of a meter in the location. We observe such a trend in Sokolniki, where last year the only residential complex with business-plus class apartments went on sale. We will observe similar dynamics in other locations, where new objects will appear, mostly of chamber format", - added Christina Nedrya, Director of Commercial Department of STONE.

In her opinion, such promising areas with a high potential for growth of purchasing activity can include, for example, Lefortovo, because it is actually part of the center of Moscow, and there are no projects of point development on the border with the Central Administrative District.

Earlier, on February 5, it was reported that almost half of the surveyed Russians in one way or another connect their plans in 2025 with the solution of the apartment issue. Thus, every eighth (12%) plans to start saving and saving money for an apartment. This is stated in the research results of Level Group company.
