Prices for the capital new buildings within the old Moscow by the end of January 2025 remain almost unchanged, follows from the data of analysts "NDV Supermarket Real Estate", which were familiarized "Izvestia" on February 18. More noticeable change of prices is observed only in comfort class - by 2.7% for a month.

"We have been observing weak price volatility in the primary housing market of old Moscow for several months already. Prices are decreasing more noticeably only in the mass segment, which is understandable. After the abolition of subsidized preferential mortgage demand for this format of housing fell by 40%. To maintain it, developers continue to give discounts, from 5 to 25%", - said the executive director of the company Tatiana Podkidysheva.

At the same time, the average price per square meter increased by 13% compared to January 2024, and the average budget for the purchase of real estate in new buildings increased by 16.2% over the year. Among the notable trends is the decrease in the share and volume of offers of apartments with various types of finishes, they are becoming less popular.

Experts note a noticeable decrease in such offers - by 4.8% in January and by 24.8% for the year. The share of such lots in the total structure of exposition has also decreased by 10.2% over the year, from 59.2% to 49%. This is due to the fact that some developers, who used to sell housing with different types of finishes, refuse this option in favor of minimizing costs.

In the medium term, the price level will also change weakly due to the fact that the market remains in a situation with high mortgage rates. To retain sales, developers will continue to give discounts in their projects.

Earlier, on February 5, it was reported that every eighth Russian respondent (12%) plans to start saving and saving money for an apartment in 2025. This is stated in the results of a survey by Level Group.
