Experts named three Moscow districts with the most affordable apartments

In January 2025, the lowest price range in Moscow was recorded in the Northern Administrative District (SAO), experts of the Department of analytics and consulting of VSN Group reported to "Izvestia" on February 18. In Molzhaninovsky district a studio with the area of 22,3 sq. m. could be purchased for 5,8 million rubles.

On the second place - Southern District (SAO), in which the minimum price for a lot of 19.4 square meters is 6.4 million rubles. Closes the three most affordable offers district Lyublino (Southeast Administrative District), where the lot with an area of 21 sq. m. costs from 6.6 million rubles.

The analysis of analysts showed a shift in the price offer from developers compared to the same period of 2024. In January 2024, the lowest cost was recorded in Yuzhny Butovo. The second and third places were occupied by the districts of Molzhaninovsky and Mitino respectively.

By the middle of 2024 the leadership was retained by the district of Yuzhnoe Butovo with a minimum budget of 6.3 million rubles, the second line went up to the project in Lublino, and closed the top three project in Solntsevo with an offer of 6.9 million rubles.

"Prestigiousness of residential complexes location has always played and plays a key and determining role for developers, but the market analysis shows that developers emphasize not only on the prestige of districts, but also on increasing the affordability of housing for a wide segment of the population. This trend, most likely, will continue to develop, which in turn may affect the further adjustment of housing prices in the capital", - said the General Director of VSN Group Yana Glazunova.
