Experts have estimated the dynamics of housing prices in 2025


In January, the average cost per square meter of housing in the primary market in Russia amounted to 171.1 thousand rubles. This estimate was given by experts of the Domklik service and the Center for Financial Analytics (CFA) of Sber, having analyzed the data on mortgage transactions concluded by the bank.
The highest prices were recorded in Moscow (351.5 thousand rubles), St. Petersburg (246.8 thousand), Moscow region (191.3 thousand), Tatarstan (187.3 thousand) and Leningrad region (172.5 thousand). The lowest price per square meter is in Volgograd and Chelyabinsk regions (Br114.6 thousand and Br119.1 thousand, respectively).
According to the CFA, in January prices in the primary market continued to grow: the average cost per square meter in the country increased by 0.4%. In the previous months, experts also recorded growth: in October prices rose by 0.4%, in November and December the growth amounted to 0.3% each.
As experts note, the rate of price growth for "primary" stabilized, and in fact we can talk about the price reduction in real terms. Experts also pay attention to the fact that the costs of developers grew faster than inflation. In this case, in the near future we can see a decrease in the cost of primary housing and in nominal terms, analysts add.
According to the CFA, in January, the average cost per square meter in the secondary housing market amounted to Br112.2 thousand. The most expensive "square meter" in ready apartments is in Moscow and St. Petersburg (an average of Br298.7 thousand and Br198.8 thousand, respectively).
According to Mikhail Matovnikov, Director of the CFA, the slowdown in price growth in the primary market reflects the reduction of government programs to support mortgages. At the same time, speaking about the secondary market, Matovnikov pointed out that the plans announced by Russian President Vladimir Putin at the end of 2024 to extend the preferential family mortgage at 6% to settlements where little new housing is being built, "will help families not only to buy their first home in the secondary market, but also to improve housing conditions through the sale of existing housing in an alternative transaction.
