"It is necessary to check communications - electricity, heating, water supply and sewerage, because their failure can be the source of many problems. Do not forget to assess the site on which the house is located: make sure that the access roads are in good condition, find out the level of floodability of the territory during rains or snow melt, and also assess the presence of developed infrastructure nearby and the possibility of rapid access of emergency services," he explained.

According to him, it is worth paying special attention to the quality of construction: the condition of the foundation, walls and roof for cracks, leaks and other defects. It is best to involve experts, professionally engaged in the acceptance of houses, who will be able to give an objective assessment of the technical condition.

It is also crucial to assess how long it will take to get there, both by car and by public transportation.

"In addition, pay attention to the neighbors. This point is important not only from the point of view of their decency and adequacy, but also from the legal side: make sure that with the previous owners there were no litigation or conflicts over the boundaries of the site, land cascading or other disputes. The environmental situation in the district is also important: check that there are no factories, landfills, major highways or other sources of pollution nearby," the expert added.

An important point is the status of the land: clarify whether it belongs to the category of individual residential construction or garden non-commercial partnership.
