Experts noted a surge in demand for housing in Moscow in January


In January, the demand for housing in the capital increased compared to the same month of 2024. The number of transactions with ready housing increased in annual terms by 27%, and in the market of housing under construction - by 13%, follows from the data of the company "Metrium", which analyzed the statistics of the Rosreestr of Moscow. "Izvestia" got acquainted with the information on February 14.
In the first month of this year, the number of transactions in the market of housing under construction amounted to 6 thousand share participation agreements (CDA) (in the same period of 2024 - 5.3 thousand).
"The demand for new buildings in Moscow in the conditions of expensive mortgage supports installments. The share of installment deals has grown to 20-45% depending on the specific project in the total sales volume. Sometimes developers are ready to offer installments until the end of construction. In other words, in general, developers are actually replacing banks as lenders and offer rather soft terms on interest, duration of deferred payments and the first installment", - said Dmitry Golev, Commercial Director of Optima Development.
On the mortgage market in January, 7.7 thousand loan transactions were registered, which is 3% less than in early 2024 (7.9 thousand agreements), and 32% less than in December 2024 (11.2 thousand).
In the market of ready housing (new buildings and secondary housing are taken into account), 9.5 thousand sale and purchase agreements were registered in January 2025, which is 27% more than in the same month of 2024 (7.5 thousand transactions)
"The increase in transactions with ready-made housing is largely due to the fact that customers who can still get a mortgage at reduced rates, say, on a family or IT-mortgage, are focused on newly commissioned new buildings. At the same time, developers are ready to give discounts on apartments in completed houses and sometimes the discount reaches 10-15% and even more. In the secondary market the scheme of exchange and alternative transactions is actively used, which helps to avoid or minimize the need for credit", - explained Larisa Shvetsova, General Director of "River Park" LLC.
In turn, Managing Director of "Metrium" Ruslan Syrtsov added that the demand indicators in the real estate market indicate the adaptation of the market to the rather difficult conditions of expensive mortgages through the tools of installments, discounts, special mortgage terms.
"At the same time there is high activity of buyers (mainly in the middle and high price segment), who invest in Moscow housing in order to save money," he concluded.
On February 12 it was reported that in Moscow the cost of 1 sq. m. in new buildings in the mass segment at the initial stage of construction for 2024 decreased from 317 thousand to 316 thousand rubles. In the segment of business class in December 2023 real estate objects at the excavation stage were offered at an average of 414 thousand rubles per square meter, and by December 2024 their cost increased by 10% to 455 thousand rubles.
