New buildings in Moscow region became less interesting for buyers


In January 2025 on the market of new buildings in the Moscow region demand for the month decreased by 5.5% and amounted to 3.3 thousand contracts of participation (CDA). However, for the year, the indicator added 9.5%, follows from the data of the company "Metrium", which were familiarized "Izvestia" on February 13.
Experts explained that in January, as a rule, there is a reduction in demand due to the seasonality factor and holidays.
Managing Director of Metrium Ruslan Syrtsov also noted that for the second month in a row in the Moscow region at a record low level - 58% - the share of mortgage transactions in new buildings. According to him, this is due to the widespread use of installments.
"Developers near Moscow began to introduce them later than the capital, but, in the end, the programs were successful. In fact, in the primary market of the Moscow region remains only family mortgage, and other types of housing loans are not yet in demand. But the relatively low average purchase budget in the comfort class (-38.6% relative to Moscow) allows you to make installments, although the median salary in the Moscow region is almost a quarter lower than in the capital, "- he added.
At the same time, the weighted average price of 1 square meter of apartments and apartments in the primary market of the Moscow region at the end of January 2025 amounted to 192,600 rubles (+1.1% for the month).
"Last year the prices for new buildings in the Moscow region stagnated, and at the beginning of 2025 again show a steady growth. And for sure the dynamics will accelerate when the key rate begins to fall", - said the managing partner of GC "Ferro-Stroy" Grigory Vaulin.
On February 12 it became known that in Moscow the cost of 1 sq. m. in new buildings in the mass segment at the initial stage of construction for 2024 decreased from 317 thousand to 316 thousand rubles. In the segment of business class in December 2023 real estate at the stage of excavation offered an average of 414 thousand rubles per square meter, and by December 2024 their cost increased by 10% to 455 thousand rubles.
