The number of mortgage applications increased 2.5 times in January


In January 2025, 2.5 times more mortgage applications were sent to banks than a month earlier, the analytical center of the M2 platform told Izvestia on February 13. At the same time, the number of applications for family mortgages increased more than threefold, for Far Eastern mortgages - six times, for IT-mortgage - 3.5 times. The number of applications for market mortgage programs, on the contrary, decreased by about 40%.
The top 5 regions in terms of demand for mortgages on the platform in January 2025 include Moscow and Krasnodar Krai - 8% each, St. Petersburg and Bashkortostan - 5% each, as well as Tatarstan - 4%. Analysts note that mortgage demand is gradually moving to other regions. If we compare January's figures with those of last year, the composition of the rating has not changed, but the concentration of demand has decreased from 35% to 29%.
"A positive impact on mortgage demand in January 2025 was due to the easing of lending conditions for all programs with state support. The growth of mortgage applications also contributed to the increase in the size of the limit on family mortgage by the Ministry of Finance and the adjustment of the system of distribution of the limit among lenders", - said the head of the Department of analytics and data ecosystem real estate M2 Dmitry Smirnov.
The number of housing transactions in January decreased by half compared to the previous month. Compared to January last year, the number of transactions decreased by about 21%. At the same time, the decline is observed only in the segment of mortgage transactions - by 60%, and in the segment without mortgage, on the contrary, there is growth - by 31%.
According to Roskadastr, in January 2025 in the USRN registered 300 thousand real estate transactions, which is 40% less than a month earlier, and 6% less than in January 2024. The first month of last year also saw a downturn in the market, which was caused by seasonal factor.
Earlier, on February 11, the Managing Director of the company "Metrium" Ruslan Syrtsov told "Izvestia" about the advantages of buying housing in installments. According to him, one of the main advantages of buying housing in installments is that most installments are absolutely interest-free, that is, they do not imply an increase in the price of the purchased apartment. This means that owners receive a liquid asset that is not difficult to resell without financial losses.
