Experts named the cost of new buildings in Moscow at the initial stage of construction

In 2024, ready-made new buildings rose in price faster than housing at the excavation stage, according to the data of the company "Metrium", which were reviewed by "Izvestia" on February 12.

According to experts, the cost of 1 sq. m. in new buildings in the mass segment at the initial stage of construction in 2024 decreased from 317 thousand to 316 thousand rubles. In the business class segment in December 2023, real estate objects at the excavation stage were offered at an average of Br414 thousand per sq. m., and by December 2024 their cost increased by 10% to Br455 thousand.

In the premium class for the year apartments and apartments at the initial stage of construction practically did not change in price: in December 2023 the average cost of 1 sq. m. was 703 thousand rubles, and in the same month of 2024 - 702 thousand rubles. In the segment of elite and deluxe objects the price rose from 1.9 million to 2.1 million rubles.

According to the company's information, new buildings at the stage of installation of floors - approximately in the middle of construction - were practically unaffected by the price growth. In the mass segment, the average price of 1 sq. m. in such objects even slightly decreased over the year: from 335 thousand to 331 thousand rubles. In the business class the average price for 1 sq. m. increased only by 2% - from 433 thousand to 441 thousand rubles. However, in the premium class for the year the average cost of "square meter" increased from 599 thousand to 863 thousand rubles (by 44%) - such growth is due to changes in the structure of supply, analysts explained.

According to Artur Kuleshov, MR Group's analytics director, there is a growing interest in high-budget housing on the part of buyers wishing to diversify their asset portfolio.

"The greatest investment interest is the purchase at the early stages of construction, but if in the mass and business segments the most active buyers are at the excavation stage due to the most attractive prices, then in the premium segment buyers are more balanced approach to the purchase and prefer to enter the project at a higher stage, when you can already assess the quality and speed of work of the developer," - he said.

The average cost of a "square meter" of high-budget new buildings at the middle stage of construction for the year changed from 2 million to 2.1 million rubles.

Prices for new buildings at the stage of finishing works (close to completion) are more intensive. The exception was the mass segment, where at this stage real estate objects became more affordable in 2024: in late 2023 the average price of 1 sq. m. amounted to 325 thousand rubles, in December 2024 - 323 thousand rubles (a decrease of 1%). In the business class the price for the year changed from 439 thousand to 477 thousand rubles, in the premium class - from 673 thousand to 727 thousand rubles, in the elite segment - from 2.1 million to 2.6 million rubles.

The situation with ready-made new buildings was different: ready-made objects of comfort class became cheaper over 12 months from Br321 thousand to Br313 thousand per "square meter". In the business class the cost rose from 473 thousand to 500 thousand rubles, in the premium class - from 760 thousand to 807 thousand rubles.

Lilia Artsibasheva, Commercial Director of Regions Development, specified that in 2024 there was a demand for premium apartments on the part of buyers purchasing housing for themselves. They had a large budget.

"The supply of premium new buildings in 2024 has increased significantly, but mainly due to projects at the initial stage. Finished objects from the developer accounted for only 10-15% of the total volume - quite a rare and sought-after product. This caused intensive price growth for ready-made premium apartments and apartments," she added.

Prices for ready-made high-budget new buildings have also increased: from 1.4 million to 1.8 million rubles per "square".

"In conditions of expensive mortgage, many potential buyers of secondary housing move to the market of new buildings in search of ready objects or premises at a high stage of readiness. They are eager to get the keys as soon as possible. The share of such new buildings is always small, as a significant part is bought up by investors and other buyers in the early stages of construction. Ready-made objects from the developer are becoming a scarce product. With the shift in demand towards new buildings, ready-made real estate options have become even more in demand, which caused the price increase," - explained Managing Director of the company "Metrium" Ruslan Syrtsov.
