Experts explained the reasons for long sales of elite housing


The average period of exposure of lots in the premium segment after commissioning is from 14 to 38 months, and elite real estate - from 7 to 57 months. Marina Maltseva, deputy general director of Aeon-Development, told Izvestia on February 11, referring to BNmap PRO data.
"Over the past one or two years we have noted an increase in the exposure period of high-budget real estate after commissioning, previously it was 12-24 months. This is largely due to the increase in the number of projects on the market - clients choose longer, consider more options. For example, if in 2024 in the elite segment there were 691 lots on sale, in 2025 their number is 1856, which is 169% more", - explained the expert.
Maxim Luchnikov, Commercial Director of BMS Development Group, added that if elite real estate is sold as fast as the mass segment, it will lose its exclusivity and uniqueness.
The elite segment has its own peculiarities of construction and realization, MR Analytics pointed out.
"In the market of elite real estate you can meet projects with a long period of realization. Very often this can be due to the mistake of laying down product characteristics that do not meet the tastes of the target audience. Among other things, such influence can be caused by the shortcomings of apartmentography", - indicated there.

According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
