Experts stated about the increase in the share of preferential mortgage programs

The share of preferential mortgages in the total volume of mortgage programs is growing again. Thus, in November last year it amounted to 76% of the total volume of issuance, in December - 77%, and in January 2025 increased to 78%. This was reported by analysts of the center "Domklik" Sberbank on the results of the study of data on mortgage transactions Sber.

For comparison, in the third quarter of 2024, the share of preferential mortgages was 70%. According to experts, the percentage growth of preferential mortgages in the total volume of mortgage loans is primarily due to a decline in demand for ready housing.

In January 2025, 42.6 billion rubles were issued under the "Family Mortgage" program. The share of the program in the total volume of disbursements in December was 58%, in January the figure rose to 63% - a new record level. As of today "Family Mortgage" is the key program of preferential mortgage lending, occupying about 80% of the total volume of preferential mortgages.

In January, the Republic of Khakassia became the leader in terms of the share of "Family Mortgage": the program accounted for 88% of the total volume of mortgage transactions in the region. High demand (a share of about 80%) was also noted in the Kurgan and Astrakhan Regions. According to analysts, the leadership of the Republic of Khakassia and the Kurgan Region is expected: both subjects fall under the extended terms of the "Family Mortgage" program.

At the end of the year, the demand for the "Arctic and Far Eastern Mortgage" also increased slightly: the volume of loans issued under the program in December amounted to RUB 13.4 billion, which is 12% more than in November. In January, the volume of disbursements amounted to RUB 5 billion. The share of Far East and Arctic Mortgage increased to 8.9% by the end of the year (from 7% in November). According to January data, the Amur Region, the Republic of Buryatia, and the Chita Region are the leaders in terms of demand. The share of the program in the total volume of mortgage loans is about 75%.

As for other preferential mortgage programs - IT-mortgage, Regional Mortgage - their share is modest: in December-January, IT-mortgage accounted for about 2% and Regional Mortgage accounted for less than 1%.
