One of the main advantages of buying housing in installments is that most installments are absolutely interest-free, that is, do not imply an increase in the price of the purchased apartment. This means that the owners get a liquid asset, which is not difficult to resell without financial losses, told "Izvestia" February 10, Managing Director of the company "Metrium" Ruslan Syrtsov.

According to him, the financial obligations lying on the clients in the framework of installments are not durable. Often buyers are given the opportunity to make a mortgage on the balance of payments in two or three years. And, according to the base scenario of the Central Bank, the key rate by that time will return to comfortable values.

"If the owner of the housing does go bankrupt, the developer fully returns to him the funds received, that is, the risks for customers taking installments, less than in the case of a mortgage, where after the sale of the apartment by the bank at auction, the former owner may remain a debtor," - concluded Syrtsov.

Earlier, February 5, "Izvestia" got acquainted with the study "Avito Real Estate" where it was reported that the proposals of new buildings in the IV quarter of 2024 increased to 4%. According to the study, interest in the purchase of studios increased by 14%, one - by 8%, two - by 4%, objects with four rooms and more - by 3%. The strongest interest in new buildings increased in Krasnoyarsk (2.1 times), Simferopol (+49%), Kemerovo (+48%), Voronezh (+36%), Saratov and Novosibirsk (+31% in both), Lipetsk (+26%) and Vladimir (+21%). In Moscow the demand for new buildings added 8%.
