According to the results of January 2025, the volume of supply in the primary market of the mass segment of Moscow housing decreased by 8.5% over the month. The weighted average price of 1 sq. m. amounted to 338,790 rubles: for a month it increased by 4.4%, for a year - by 5%. This follows from the data of analysts of the company "Metrium", which were reviewed by "Izvestia" on February 11.
According to experts, in January on the market of such new buildings exhibited 18.6 thousand lots in 98 projects, where 17 thousand - apartments and 1.6 thousand - apartments.
The share of transactions involving mortgage loans amounted to 55%. The average rate on the market mortgage for the month has not changed and remained at 29%.
Analysts explained that the growth of weighted average price in the segment is due to several factors. Among them is the markup on long installments in the proposed objects, while the purchase price at one hundred percent payment can be significantly lower than the offer price on the site. In addition, there has been a washout of affordable supply in the market with no new projects being launched. In eight mass segment projects, where 40% of January transactions were registered, the weighted average price is only 307 thousand rubles per 1 sq. m., which is 9% lower than the average price on the market. In January 2025, the volume of supply decreased by 8.5% to 18.6 thousand lots, the company specified.
In addition, in January the share of supply volume with finishing (54.4%, +1.1 percentage point per month) and white box finishing (16.8%, +1.1 percentage point per month) increased. At the same time, the expert drew attention to the fact that if in December 2024, some developers offered New Year discounts, now their period of validity has come to an end.
Also, according to the company, in January 2025, 2.1 thousand share participation agreements were registered in the market of new buildings of mass segment (-26% for the month, +23.5% for the year). The correction of demand relative to December is due to the New Year holidays, the experts explained.
"The mass segment in January showed the maximum price growth for several years, since the pandemic period, in a short time having recovered the fall of 2024. Now the same agitated demand as three years ago is not observed. And such impressive price dynamics is unlikely to continue in the coming months. Now market players, due to the unexpected decision of the Central Bank (Central Bank of the Russian Federation. - Ed.) in December, felt that the key rate may have reached a plateau. The upward price correction will continue only if the Central Bank's further actions will confirm the course of easing monetary policy", - said the managing director of the company "Metrium" Ruslan Syrtsov.
Earlier, on February 5, it was reported that almost half of the surveyed Russians in one way or another connect their plans in 2025 with the solution of the apartment issue.
