In Q4 2024, supply in new buildings increased by 4%, with positive dynamics in the segments of studios, one-room and two-room apartments. The supply increased most noticeably in Lipetsk (+71%), Simferopol (+45%), Kemerovo (+39%), Ivanovo (+38%) and Tomsk (+35%). This is reported in the study "Avito Real Estate", which was reviewed by "Izvestia" on February 5.

Interest in buying studios increased by 14%, one-bedrooms - by 8%, two-bedrooms - by 4%, objects with four rooms and more - by 3%. The strongest interest in new buildings increased in Krasnoyarsk (2.1 times), Simferopol (+49%), Kemerovo (+48%), Voronezh (+36%), Saratov and Novosibirsk (+31% in both), Lipetsk (+26%) and Vladimir (+21%). In Moscow the demand for new buildings added 8%.

On average across the country, prices for apartments in new buildings decreased by 1%, and the cost of 1 sq. m. - by 2%. Over the three months apartments in new buildings became cheaper in Nizhny Novgorod (-5%), Yaroslavl and Tyumen (-3% in both), Stavropol, Lipetsk and Omsk (-2% in each), Krasnodar and Krasnoyarsk (-1% in both), as well as in Rostov-on-Don (-0.5%). 1 sq. m. became cheaper in Nizhny Novgorod (-2%), Krasnodar (-1%) and Lipetsk (-0.1%).

The most affordable price per square meter in new buildings in Q4 2024 was recorded in Smolensk (93 thousand rubles), Bryansk (98 thousand rubles) and Stavropol (100 thousand rubles). The highest prices per "square" are noted in Sochi (464 thousand rubles), Moscow (394 thousand rubles), St. Petersburg (238 thousand rubles) and Kazan (215 thousand rubles).

"In the second half of the year in Russia, the pace of output of new projects in the primary real estate market slowed down. In this way, developers are adjusting supply in response to market conditions - increased credit burden and lower buyer activity after the end of mass preferential mortgages. Market drivers are still preferential government programs, installments from developers, as well as alternative transactions, when the purchase of an apartment in a new building is financed through the sale of secondary housing", - summed up the managing director of primary real estate "Avito Real Estate" Dmitry Alekseev.

Earlier, on January 9, "Izvestia" got acquainted with the study of the company "Airplane" where it was reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
