Experts named the main trends in the Moscow real estate market

There is an active shift of interest of developers and buyers towards business class: in 2024, its share in the structure of sales amounted to 49%, which is 8 p.p. higher than in 2023 - it is 27.3 thousand share participation agreements (SPA) for 1.6 million square meters. Such data "Izvestia" was provided in the analytical center MR Group on February 2.

The main factors influencing the industry in 2024 were the completion of the program with state support, changes in the terms of family mortgage, the completion of IT-mortgage in Moscow and the rise in the cost of market credit products. Only the comfort class as the most mortgage-dependent segment showed a decrease - by 28% to 1.4 million sq. m.

In the segment of premium housing 2 thousand contracts for purchase of 177.4 thousand sq. m. were concluded, and in the deluxe niche developers sold 52.8 thousand sq. m. under 400 contracts. The total growth of sales in high-budget segments amounted to 22%, and the share increased by 2 pp.

Financial strategies of real estate purchase have changed dramatically over the year. After the abolition of mass preferential mortgages in July 2024 against the background of high mortgage rates, a sharp decline in mortgage transactions began: in December the share of such loans amounted to 37%, by 2024 - 59%. Mortgages were replaced by installments, most in demand in business class projects and above.

"The past year was marked by a shift in the focus of demand to higher price segments. Based on the market dynamics, we can talk about the creation of prerequisites for further development of original implementation strategies, concentration on the quality of the developer's product and customer service, taking into account the readjustment of consumer preferences and scenarios", - said Artur Kuleshov, MR Group analytics director.

Earlier, on January 9, "Izvestia" got acquainted with the research of the company "Airplane", where it was reported about the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
