Analysts named the cheapest apartments within the boundaries of old Moscow

The minimum cost of 1 sq. m. in apartment complexes of Moscow in January 2025 amounted to 229 thousand rubles, and the cost of the lot starts from the mark of 6.5 million rubles. Upside Development company told "Izvestia" on February 1 on the basis of data of analytical system bnMAP.pro.

In total, the market of old Moscow is represented by 45 completed apartment complexes of all classes, where sales are now open. Most of all projects are registered in the segment of business class, and in comfort class are exhibited exactly twice less. Five more are development projects after reconstruction.

The cost of a square meter in the cheapest apart-complex, located on Korneichuka Street, starts from the mark of 229 thousand rubles. Next comes the project in Pokrovskoye-Streshneve, where the minimum weighted average price per square meter is 261 thousand rubles. In the apart-complex in Novogireevo the prices start from Br 264 thousand for 1 sq. m. In Ostankino you can buy a minimum lot without finishing in the project for 6 million 490 thousand rubles, taking into account the minimum cost of 1 sq. m. in 269 thousand rubles. The rating is closed by the apart-complex in the district "Severny" - the cost of 1 sq. m starts from the mark of 276 thousand rubles.

The weighted average cost of the most budget 1 sq. m. in the "premium" segment is about 710 thousand rubles. The main location of elite class remains Tverskoy district, where the minimum weighted average cost of 1 sq. m starts from the mark of 958 thousand rubles, and the maximum weighted average cost is 3 million 469 thousand rubles. At the same time the price of the most expensive square meter in the apart-complex within the boundaries of the old Moscow is 7 million rubles, which exceeds the full cost of the cheapest apartment.

Earlier, on January 9, "Izvestia" got acquainted with the research of the company "Airplane", where it was reported about mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with walk-in closets (23%), built-in pantries (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
