Experts told about the rise in prices of apartments of different segments in Moscow


In Moscow in 2024, premium class apartments and apartments showed the maximum price growth among new buildings. The cost of 1 sq. m. in this segment has increased by 20%, reaching 785 thousand rubles, follows from the data of the company "Metrium", which were read by "Izvestia" on February 1.
Analysts noted that the price growth occurred against the background of an increase in the number of new projects on sale - for the year in the "premium" started sales in 11 complexes.
In the segment of mass new buildings, the average cost of a "square meter" did not increase last year, but, on the contrary, decreased by 1% - from Br327 thousand in December 2023 to Br324 thousand in December 2024. Business-class housing in the primary market went up in price by only 5%, up to Br461 thousand. In the high-budget segment, which includes elite and deluxe objects, the price per square meter rose by 16% to 2.2 million rubles.
"In 2024, premium class apartments and apartments have become a kind of "safe haven" for buyers, especially for investors. Under conditions of expensive mortgages, demand for mass new buildings was declining, which led to stagnation or lower prices, making investments in this segment unprofitable. The elite market with budgets from 200-300 million rubles per object turned out to be too specific for the majority of investors. That is why premium class real estate objects became the best option for investments", - noted Dmitry Golev, Commercial Director of Optima Development.
He specified that this segment is focused on the audience, not dependent on mortgages, and is a more understandable and predictable product for investment.
Analysts also studied the dynamics of prices for different types of apartments and apartments in the premium segment. In 2024, three-room real estate options became more expensive - by 23%, their average cost increased from 649 thousand rubles to 797 thousand rubles per "square meter". The cost of 1 square meter of two-room premises rose by 18%, up to Br722 thousand, one-room and apartments - by 13%, up to Br710 thousand per "square". At the same time, 1 square meter of studios went up in price by 5%, to 716 thousand rubles.
"In 2024, there was an increase in demand for apartments purchased for own residence. Due to the development of certain industries and businesses, in particular, the state order and import substitution policy, many citizens, especially from the regions, decided to move to Moscow or buy a second home here. As a rule, they chose premium-class real estate options. This probably explains the faster growth of prices for large apartments and apartments, in particular three-room apartments, which are best suited for family living," explained Lilia Artsibasheva, Commercial Director of Regions Development.
Currently, the average cost of studios in new premium-class buildings is 23 million rubles, one-room apartments and apartments - an average of 35 million rubles, two-room apartments - 56 million rubles, and three-room apartments - 88 million rubles.
"We expect that even in 2025 the premium class segment will remain one of the most dynamically developing in the Moscow new buildings market. This segment has its own, relatively stable, audience. At the same time, the supply of premium real estate is small compared to such large segments as mass and business class. Despite high growth rates - up to 7 thousand apartments and apartments - the supply in the premium class will not exceed demand. Therefore, in 2025 in the premium segment is likely to remain both price growth and demand growth, "- said Managing Director of Metrium Ruslan Syrtsov.
Earlier, on January 23, it was reported that by the end of 2024 the number of transactions in the housing market in the capital decreased. The number of transactions in the market of the real estate under construction decreased by 25%, ready apartments - by 16%.
