Experts named the most expensive housing formats in new buildings in Moscow


Three-room apartments and apartments in new buildings in Moscow have become the leaders in price growth in 2024, as follows from the data of experts of the company "Metrium" and GC "Osnova", which were reviewed by "Izvestia" on January 30. The average cost of 1 sq. m. in such objects increased by 20% over the year.
Analysts specified that the fastest average cost of "square meter" in the whole market grew in three-room real estate objects. By December 2024, it increased by 20% to Br684 thousand. The prices for two-room variants had a slightly lower growth rate, which rose in price by 12% to Br521 thousand per 1 sq. m. One-room apartments and apartments increased in price by 8% to Br486 thousand per sq. m. on average, while studios - by 5% to Br445 thousand per sq. m.
At the same time, the weakest growth in price was noted by the experts in the mass segment, although even here the rooms with three rooms are the leaders. Over the past year, they have added 3% to the average price, which reached almost Br300 thousand. Studios continued to grow in price - the average cost of 1 sq. m. in them increased by 2%, up to Br377 thousand. One-room and two-room apartments and apartments fell in price by 2% over the year, to Br335 thousand and Br311 thousand, respectively.
A moderate price growth was observed in new business-class buildings. Three-room premises went up in price by 6% on average, up to Br463 thousand per square meter. m. The cost of a "square" of two-room housing increased by 6%, up to Br449 thousand. Meanwhile, one-room apartments and apartments increased in price by 4%, to 462 thousand rubles, and studios - by 2% to 472 thousand rubles per 1 square meter. m.
"The market of business class new buildings now demonstrates the most organic, natural price dynamics. Here the price rally, typical for the last three to five years, has stopped and prices have stabilized at a reasonable level," said Igor Sibrenkov, Commercial Director of GC "Osnova".
According to him, unlike the mass segment, which is completely dependent on mortgages, the business class turned out to be more adaptive and stable, thanks to which prices have stabilized and show moderate growth.
In new buildings of premium class the average cost per sq. m. has grown more significantly also in premises with three rooms - by 23%, up to 797 thousand rubles. Real estate options with two rooms went up in price by an average of 18%, up to Br722 thousand per sq. m. One-room apartments and apartments increased in price by 13%, up to Br710 thousand per "square meter. The most moderate dynamics was observed in the market of premium studios - an increase of 5% to Br716 thousand per sq. m.
In the market of new buildings of elite and deluxe class, the leaders of the cost increase were one-room apartments and suites, which rose in price by 19%, up to Br1.83 million per square meter. Three-room apartments became more expensive by 17%, up to Br2.1 million per square meter. Two-room objects added 7% (up to Br1.89 mln), and studios - 5% (Br1.67 mln). At the same time, the volume of supply in the segment increased by 42% over the year.
"In 2024, demand in the market of new buildings of premium class and in higher price segments increased sharply. This led to an increase in prices for large format properties. In part, this trend also affected business class new buildings. Together these trends stimulated the growth of prices for three-room apartments and apartments. At the same time, the supply of such real estate objects increased, which, however, did not lead to a decrease in their value due to high demand," explained Ruslan Syrtsov, Managing Director of Metrium.
According to the results of 2024 the number of transactions in the housing market in the capital decreased. The number of transactions in the market of real estate under construction decreased by 25%, ready apartments - by 16%. The number of issued mortgages decreased by 11%, follows from the calculations of analysts "Metrium", made on the basis of data from the Rosreestr of Moscow.
In late December 2024 Syrtsov told "Izvestia" that developers of mass and business segment projects in 2025 may continue to reduce prices, setting a discount on a wide pool of real estate lots. But, in his opinion, there will not be a sharp reduction in prices.
