The average cost of parking spaces in Moscow increased by 6% over the year

The average cost of parking places in the capital for a year has grown on 6,1 % and has reached 3,65 million rubles, follows from data of company "Metrium" with which "Izvestia" got acquainted on January 29.

According to analysts' information, on the primary market of "old" Moscow on results of 2024 there were presented 13 052 parking places. For a year the volume of offer has grown on 6,2 %. In mass segment 3528 lots are sold, in business class - 7713 lots, in premium class - 1295 lots, in elite segment (excluding closed sales) - 517 lots.

In the mass segment the average cost of parking spaces is 2.51 million rubles, in the business class - 3.73 million rubles, in the premium class - 3.65 million rubles, in the elite segment (including deluxe class) - 10.37 million rubles.

Experts noted that the most affordable place in the market of new buildings in the capital costs 1.22 million rubles (for 13.3 square meters), the most expensive - 30.4 million rubles (for 24.9 square meters).

"The average cost price of a parking place in underground parking lots of new buildings today exceeds 2 million rubles. Construction of parking lots is a very costly item for developers, and their margin is lower than that of apartments. At the same time, the optimal parking space ratio is an important competitive advantage and first of all, it ensures comfort for future residents of the complexes. And in 2024 due to the surge in purchasing activity there was a serious rise in the price of parking spaces in new buildings in almost all segments", - said Igor Sibrenkov, Commercial Director of GC "Osnova".

At the same time, developers of various segments are more and more often providing charging stations for electric cars, motorcycle parking spaces, family parking spaces. In the premium class there are projects with exclusive services on the territory of the parking lot and at the entrances to it - valet-parking and bellmen.

"Naturally, such options require additional costs, but they provide maximum comfort for owners and emphasize their high status, for which buyers are willing to overpay. At the same time, financial models of the majority of projects are formed in such a way that the cost of construction of parking lots does not significantly affect the prices of apartments", - said Dmitry Golev, Commercial Director of Optima Development.

According to analysts' calculations, buyers of new buildings in the "old" Moscow in 2024 purchased 16,122 parking spacesunder the equity participation agreement . The indicator exceeds the result of 2023 by 22.5%.

"In 2024, the demand for parking spaces in new buildings grew faster than for apartments. On the one hand, the effect of pent-up demand after the record number of transactions in the primary housing market in 2023 was manifested. On the other hand, against the background of expensive loans, clients with small savings made the most affordable investments to save money," explained Leonid Savkov, Deputy General Director for Sales and Digital Marketing of MR Group.

According to him, a typical parking space in new buildings in Moscow is 10 times cheaper than an average apartment

"The growth of supply of parking spaces in the primary market of the capital for the year amounted to less than 4%, while the number of apartments on sale increased by 10.5%. But such disproportion should not be surprised. In 2024 in Moscow 67 projects have started, and at the initial stage of realization developers often refrain from selling parking spaces. It is important for companies to create pent-up demand among clients who have already purchased housing in the complex. In the premium class the supply of parking spaces has significantly decreased over the past year. This is due solely to their demand", - added Ruslan Syrtsov, Managing Director of Metrium.

Snow and ice can accumulate in the wheel arches and disks, which can make it difficult to turn the front wheels and move the elements of the steering system, as well as lead to vibration when driving.
