The volume of supply on the New Moscow new buildings market decreased by 7% over the year

At the end of 2024 the volume of housing supply in the primary market of New Moscow decreased by 7.1% for the year. This follows from the data of the company "Metrium", which were reviewed by "Izvestia" on January 28.

There were 46 projects in realization. The total volume of supply at the end of the period amounted to 19,484 lots: apartments - 19.2 thousand and apartments - 300 lots.

According to analysts' calculations, the weighted average price of 1 sq. m. of apartments and apartments at the end of December 2024 amounted to 250 010 rubles.

A total of 26,416 share participation agreements (SPA) were registered, which is 3% less than in 2023. In December, there were 3,189 CDA, which is 59% more than in November. The share of transactions with mortgages for the year decreased by 32 percentage points and amounted to 57%.

Experts noted that due to the growing level of unaffordability of housing, as well as the shortage of comfort class in old Moscow, the demand for budget housing began to flow to New Moscow. In the third quarter of 2024, the number of registered CDAs in New Moscow equaled the number of comfort-class new buildings in old Moscow.

"In the current economic situation, buyers usually choose more affordable options. New buildings in New Moscow are on average 23% cheaper than mass segment projects in the historical boundaries of the capital. At the same time, residential complexes in the Ti-NAO are often provided with modern infrastructure. Only remoteness from the Moscow Ring Road remains a problem. However, the transport accessibility of New Moscow is improving every year. Today 55.5% of primary housing supply in macrolocation is concentrated in Kommunarka, where 10 metro stations have already been built and designed", - said Ruslan Syrtsov, Managing Director of Metrium.

Earlier in the day it was reported that at the end of the IV quarter of 2024 volume of supply of apartments and apartments in the primary housing market of the Moscow region increased by 5.5%, demand - by 4.9%. This follows from the data of the company "Metrium".

Before that, at the end of December 2024, Syrtsov told Izvestia that developers of mass and business segment real estate projects in 2025 may continue to reduce prices, setting a discount on a wide pool of lots. However, he assumed that there will be no sharp reduction in the cost.
