In the first half of January, prices for new buildings increased slightly

In the first half of January compared to December, the prices for new buildings in Russia's million-strong cities slightly increased against the background of seasonal decrease in the volume of supply. Analysts of the service "Yandex Real Estate" told "Izvestia".

On average in the first half of January compared to the full December in the majority of Russian megacities (13 out of 16) the growth of median price per square meter was recorded, on average for megacities it amounted to +0.9%. The median price of a meter in new buildings at primary sale from the developer decreased last month only in three cities: Ufa (-2.7%, to Br160 thousand), Volgograd (-0.7%, to Br138 thousand) and Omsk (-0.4%, to Br148 thousand). The average price of a square meter "from the developer" in Russia's megacities as of mid-January is about 179 thousand rubles.

"In January the demand in the real estate market traditionally demonstrates cooling. At the same time we see a slight increase in the median cost of meters in megacities, which is associated with changes in the structure of supply in different classes of objects. Now the most likely scenario is a return of demand to the indicators of fall - early winter 2024, as well as stagnation of prices in the primary housing market. Changes in developers' approaches to pricing give grounds to say that the dynamics of median prices will be multidirectional in Russian million-strong cities. Therefore, stagnation or monthly growth within 1% is a natural scenario for the market in the coming months", - explained "Izvestia" commercial director of "Yandex Nedvizhimosti" Evgeny Belokurov.

At the same time at assignment the median cost of a meter in new buildings on average in megacities was 175 thousand rubles in the first half of January. The cost of a meter at assignment decreased in several megacities: St. Petersburg (-2.8%, down to Br290 thousand), Kazan (-1.8%, down to Br221 thousand) and Moscow (-0.9%, down to Br428 thousand).

The cities that showed positive price dynamics in assignment were Yekaterinburg (+1.3%, up to Br161 thousand), Novosibirsk (+2.1%, up to Br153 thousand) and Ufa (+2.6%, up to Br178 thousand).

On average in Russian megacities, the number of ads for sale of new buildings in the first half of January 2025 decreased by 5.6%. This dynamics is due to seasonal factors and the traditional decline in the activity of players in the market at the beginning of the year.

Earlier, January 23, it was reported that, according to the calculations of analysts "Metrium" on the basis of data from the Rosreestr of Moscow, at the end of 2024, the number of transactions in the market of housing under construction in the capital decreased by 25%, ready apartments - by 16%. The number of issued mortgage loans decreased by 11%.
