Experts have identified the key factors in choosing apartments for short-term rentals

Transport accessibility, a variety of nearby infrastructure and the availability of useful appliances in the apartment have become the main factors in choosing housing for short-term rent. This is the conclusion reached by Domklik analysts after conducting a survey among subscribers of the company's Telegram channel. More than 1000 respondents took part in the survey conducted from January 17 to January 20.

Almost 70% of respondents chose transport accessibility as a key non-price criterion - the proximity of public transport stops, subway, as well as the ability to get to them on foot. The second most important parameter (49%) was infrastructure - availability of shopping centers, stores, pharmacies, as well as cultural and leisure facilities near the housing. In third place was the availability of necessary equipment (46%).

Among the factors that potential tenants positively evaluate, but do not consider critically important, were listed the area of the apartment and the number of rooms (24%). Also significant, but not mandatory criteria include the presence in the apartment designer repair (14%) and "Smart Home" system (3%).

Also in the course of the study, Domklik analysts calculated which Russian cities have the greatest growth potential for landlords in the segment of short-term rentals. The experts concluded that Nizhny Novgorod, Kislovodsk and Rostov-on-Don are among the top 10 cities in terms of the share of housing bookings, but are outside the top 10 in terms of the share of ads placed. Also, according to expert conclusions, there is a partially unsatisfied demand for daily rentals in Kazan. Kazan ranks third in terms of the share of bookings with a share of 7.7%, but in terms of the share of placed ads the capital of Tatarstan is in sixth place with a share of 3.3%.
