Over the year, the share of apartments on the secondary market sold at a discount of more than 8% in Russia increased from 22 to 30%, according to the federal company "Etazhi".
"The situation on the Russian secondary housing market is not as unambiguous as it may seem at first glance: some owners are ready to actively bargain and reduce the value of their properties by 8% or more, others, on the contrary, sell with a minimal discount - less than 0.5%. And what is most interesting - now both of them occupy the same shares", - said the leading analyst of the federal company "Etazhi" Alexander Ivanov.
According to him, such a trend confirms the state of uncertainty in the secondary real estate market: some sellers seek to realize as soon as possible their objects, fearing a decline in prices, others, on the contrary, are confident that in the future the cost of real estate will only grow.
"Actively bargaining including those who have the opportunity to take a family mortgage and intend to improve their living conditions by buying an apartment in a new building. As a rule, they are afraid to miss the favorite option or get a refusal to issue a favorable mortgage in the future, so they are ready to sell their property with a discount above average market values," - said the expert.
In "Etazhakhi" calculated that the largest among the cities with a million people share of apartments in the secondary market, sold at a discount of more than 8% in 2024, was in Chelyabinsk, where such a discount made 41,4% of sellers, Omsk (35%), Nizhny Novgorod (34.8%), Krasnodar (34.2%) and Novosibirsk (33%), with Samara (32.8%), Krasnoyarsk (32.7%), Yekaterinburg (29.2%), Ufa (26.2%) and St. Petersburg (24.2) also in the top ten. Moscow ranked 12th with a share of apartments sold at a discount of more than 8% - 21.8%, Kazan ranked 11th (22.6%). The smallest share was recorded in Rostov-on-Don (18.1%).
"At least until the next meeting of the Central Bank on the key rate, uncertainty in the secondary housing market will persist. The situation may change the easing of monetary policy and lower mortgage rates, in which case the share of apartments sold at a discount will begin to decline sharply," summarized Ivanov.
Earlier, on October 22 last year, it was reported that the leader in the rise in the price of housing in new buildings in Russia for the year became Ekaterinburg, where the cost of 1 sq. m. in 2023 was 124.9 thousand rubles, and in 2024 increased by more than 23.8 thousand rubles. This follows from the data of the corporation "Development-South". The second place is occupied by Perm (the price went up by Br23.8 thousand), the third place is occupied by Rostov-on-Don (the cost went up by Br22.8 thousand).
