On the primary market of elite residential real estate in Moscow there are currently 16 projects located on the first coastline. According to the preliminary results of 2024 in these new buildings there are slightly more than 550 lots with the total area of 61 thousand sq. m. exhibited. The average price of sq. m. in such projects has reached 1.5 million rubles, according to the results of the study of analysts "Aeon Development" and NF Group, which were familiarized "Izvestia" on December 28.

Out of 550 lots near water about 84% of the offer is provided by the premium class, and another 16% belongs to the deluxe class. According to experts, the average weighted price of 1 sq. m. in elite new buildings on the first line near the water reached 1.5 million rubles. At the same time, the cost in the premium segment amounted to 1.1 million rubles, in deluxe - 2.5 million rubles. The average budget of elite supply on the river banks is at the level of 160 million rubles. A premium apartment will cost buyers an average of 110 million rubles, and deluxe-class housing - 410 million rubles.

The largest number of housing near the water is represented in Dorogomilovo district - it accounts for 34% of the total supply. The district became the leader due to the construction of two large-scale projects. In addition, two embankments are planned to be improved in the location. In particular, a birch grove with recreation areas and play elements for children, a wild garden, an amphitheater, covered rental pavilions and cafes, as well as various places of access to the water will appear on the section from Filevsky Park to the theater "Peter Fomenko's Workshop". A large recreational area and a pedestrian boulevard by the water are planned for the Taras Shevchenko embankment.

"Today in Moscow, especially in the historical center, most embankments are already landscaped and are most often used as thoroughfares. In view of this, complexes located on the first shoreline can "boast" only view characteristics and no more. However, in more remote locations there are complex projects, which include direct access to the landscaped area directly by the water", - said the managing partner of "Aeon Development" Dmitry Starostin.

According to him, as a rule, the city or the investor creates walking pedestrian routes, multifunctional public spaces and infrastructure facilities.

Earlier, on December 26, it was reported that the average Russian can buy about 4 square meters on the primary real estate market for his annual salary. The most affordable were new buildings for residents of Chechnya, Yamalo-Nenets Autonomous District and the Vologda region. This is stated in the results of a study by KEY CAPITAL.
