In the spring of 2025, the number of Russians willing to build their own houses will triple, suggested the director of Ricci | Residential Real Estate Ekaterina Lomteva. "Izvestia" got acquainted on December 28 with the forecasts and data of the company's experts, who summed up the results on the real estate market.
"The outstripping growth of prices for new buildings in recent years and the increasingly dense development of Moscow lead to the fact that people increasingly prefer a country house to an apartment. Thus, according to the estimates of the housing development institute "Dom.RF", 53% of Russian families living within the Moscow Ring Road would like to move to their own house", - said Lomteva.
According to her, there is an active rethinking of the importance of the individual housing construction sector. From March 1, 2025, the money for the construction of a private house will not be transferred directly to the contractor, but will be deposited in an escrow account. Only 12% of Russians are aware of this, the expert specified.
"After the introduction of escrow accounts from March 1, the number of those wishing to build their homes will increase threefold. Already now every fourth house is built with a mortgage," she emphasized.
In this case, the company specified that because of the decline in buyer interest developers began to offer buyers new financial instruments for the purchase of housing, including installments, which provide an opportunity to purchase housing with the same down payment as the mortgage.
According to analysts, in the second half of 2024, the share of mortgage transactions in the comfort-class segment amounted to 49% of the total volume of transactions, while in the first half of the year the figure was 72%, and the share of installments increased by 8% (from 15 to 23%). About 28% of transactions in the second half of the year were concluded entirely at the expense of own funds of buyers, while in the first half - 13%. At the same time, the largest growth of installments as a tool for payment was observed in the premium segment of real estate: here the number of transactions in the second half of the year increased more than 2.5 times (from 30 to 81%), and the share of mortgages decreased by 41% (from 48 to 7%).
Earlier, December 4, it was reported that more than half of the surveyed Russians save on deposits to buy housing. This is stated in the results of the study of the company Regions Development. Thus, 79% of respondents see real estate as a priority target for investment. The purchase of cars interested 38% of respondents. 29% of the survey participants plan to allocate funds for apartment renovation.
