The number of mortgage originations in Russia increased in December

In December, the number of mortgages issued in Russia increased. The indicator exceeded the November level by almost 67%, according to the data of the analytical center of the SaaS platform TYMY, which were reviewed by Izvestia on December 27.

At the same time, the number of mortgage applications decreased by about 9% compared to November 2024. According to experts, such dynamics is characteristic of the end of the year: in December compared to October and November, usually the activity in the real estate market moves from the starting processes to the final ones, so applications for such a housing loan are sent less, and the number of issuances slightly increases.

"The secondary market accounts for only 15% of all mortgage issuances, in November and October the figures were almost similar - 14% and 16%, respectively. The remaining 84-86% come to the market of new buildings, the drivers of which are family mortgages and various programs from developers. In November, many banks suspended the issuance of family mortgages due to the exhaustion of limits, so some transactions were realized only in December, when new limits were distributed," - said the head of the platform Tymy.Realty Alexander Perevoznikov.

According to him, the dynamics at the end of December was also influenced by the fact that from January 1, new rules come into force, according to which some of the programs of developers, which affect the terms of loans and redistribution of interest burden, may be limited. Many developers have tried to maximize customer acquisition through their own rate subsidy programs and redistribution of interest to later mortgage terms.

"It is worth noting that the matter, of course, not only in the activity of developers, Russians in principle peculiar to solve issues with real estate before the end of the year. Many apply in advance, two to three months, that's how long it may take to consider, approval and selection of the object," - added Perevoznikov.

Earlier, November 2, it became known that every third surveyed Russian most comfortable considers "young" secondary housing - real estate, which 3-10 years. The comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
