Realtor gave advice on real estate investments

People who have free funds for investment seek to invest them in housing so that the money does not depreciate. Realtor, real estate specialist Maria Lvova told Izvestia on December 27 about when it is profitable to invest in real estate in 2025.

"If you ran in a panic to invest in real estate, then I have bad news for you: you are already very late. The market is overheated, so any investment at such a moment will be unprofitable," Lvova explained.

According to her, it should be taken into account that in conditions of high mortgage rates preference will be given to renting housing, rather than its purchase, in these conditions you can buy real estate at a price below market. The specialist also advises to consider investing in real estate in the first quarter of 2025.

According to the specialist, if it was planned to invest in a new building and after a few years to sell it, then now this scheme does not work because of the drastic change in market conditions.

"With a shortage of buyers, you can get a good discount on a liquid object. This can be a purchase both for cash and with a small mortgage leverage. Rates are high now, but they are not forever. And when the key rate will come to normal values, you will be able to refinance," - summarized Lvova.

Earlier, on December 17, expert Lvova told "Izvestia" about how to sell an apartment quickly and at a great cost. According to her, it is important to prepare documents for the transaction in advance - as far as possible. At least title documents and an up-to-date extract from the USRN should be ready.
