Only 61.4% of apartments in new buildings in Russia are suitable for the family mortgage budget. This was told to "Izvestia" by analysts of "Yandex Nedvizhimosti".

They recalled that the maximum loan amount for a family mortgage in Moscow and St. Petersburg is 12 million rubles, and the minimum down payment - at least 20% of the cost of housing. At the same time in some banks the loan amount can be significantly increased if a number of conditions are met. The loan limit in the regions is twice lower than in the capitals and is 6 million rubles.

"On average in all Russian million-strong cities, the share of apartments in new buildings, suitable for the family mortgage budget, is 61.4%. The budget is calculated from the minimum down payment of 20% and the maximum amount of the loan under the family mortgage program in the region, in Moscow and St. Petersburg the budget of such a purchase will be 15 million rubles, in other millionniki - 7.5 million rubles," - explained analysts.

According to the service, the cities with the maximum share of apartments in new buildings, suitable for the family mortgage budget are Rostov-on-Don (78.5%), Voronezh (78%), Samara (77.3%), St. Petersburg (75.5%) and Perm (73.5%). The cities where this share is minimal compared to other million-strong cities are Kazan (26.2%), Volgograd (41.5%), Nizhny Novgorod (42.3%), Krasnoyarsk (44.7%) and Moscow (49.6%).

"Family mortgage is one of the main preferential programs that stimulate the purchase of new housing in 2024. The largest cities in the country have an impressive volume of offers available in the budget of preferential purchase. Among all million-strong cities the minimum share is demonstrated by Kazan, which is not surprising: the capital of Tatarstan is the third city in terms of housing costs after Moscow and St. Petersburg, and in some formats (for example, in the segment of studios) prices in Kazan are even higher than in St. Petersburg", - explained "Izvestia" commercial director of "Yandex Real Estate" Evgeny Belokurov.

According to the terms of the family mortgage, families with a child up to six years old inclusive, as well as families raising a minor child with a disability can qualify for it. Also, the subsidized rate applies to families with two minor children living in small towns (up to 50 thousand people, except for Moscow and Leningrad regions) and in regions with a low volume of construction. At the same time, the preferential state program is extended until 2030.

Earlier, December 20, at a meeting of the State Council on family support, Russian President Vladimir Putin said that the family mortgage at 6% should be preserved and extended to the secondary market. He noted that Russians are very concerned about this preferential program.
