The volume of supply of apartments and apartments in the primary market of the Moscow region in November 2024 reached 44.89 thousand lots, which is 7.8% more than at the beginning of the year (41.67 thousand). This follows from the data of the group of companies "Ferro-Stroy", which were familiarized with "Izvestia" on December 25. Experts summarized the main preliminary results in the market of new buildings in the Moscow region.

The level of housing supply was 38.2% lower than in Moscow (72.59 thousand lots). At the beginning of the year the supply in the primary market of the Moscow region was concentrated in 197 projects, and now there are 211 new buildings. For 11 months, 32 complexes started - almost as much as for the full year 2023 (35 complexes).

At the same time, the number of apartments on the pit has decreased by 39.8% since the beginning of the year, that is 1.7 times - from 8.1 thousand lots to 4.9 thousand lots. Their share decreased by 8.5 percentage points - from 19.4 to 10.9%. Experts explained that this is due to the high demand for liquid lots at the initial stage of construction, as well as the high pace of project implementation - developers are quickly moving to the installation of floors.

It is also noted that in the primary market of Moscow region at the beginning of the year prevailed apartments with finishing - 20.8 thousand lots, or 49.9%. By November, their number decreased by 24.9% - to 15.6 thousand lots. The number of apartments without finishing since the beginning of the year increased by 41% - from 16.5 thousand lots to 23.5 thousand lots. The number of apartments with white box finishing has increased by 36.9% (4.4 thousand at the beginning of the year against more than 6 thousand in November).

At the same time, the weighted average price of 1 sq. m. in the primary market of the Moscow region in November 2024 amounted to 190.2 thousand rubles - since the beginning of the year increased by 1.3%. For the full year 2023, the indicator increased by 9.2%. According to experts, the slowdown in dynamics is due to the region's dependence on preferential lending, which has been curtailed since July. In the last month of issuing mortgages with state support, the weighted average price of 1 sq. m. in the region reached a maximum - Br192.5 thousand. Besides, the price dynamics was influenced by the reduction of exposition of apartments with finishing.

According to the data of the group of companies, in new buildings in Moscow region the weighted average price of 1 sq. m. varies from 80,9 thousand to 400,5 thousand rubles. The most affordable lot costs 2.3 million rubles (for 15.4 sq. m.), the most expensive - 62.2 million rubles (for 142.5 sq. m.).

Demand for new buildings in the Moscow region in 2024 sagged by 21.9%. In January - November of the current year 40,3 thousand share participation agreements were made against 51,6 thousand for the same period of 2023. The estimated revenue of developers decreased by 14.9% - from 412.3 billion to 350.8 billion rubles.

New buildings under CDA are sold in 36 districts of the region. However, the demand is unevenly distributed - almost half of all transactions - 43.9% - falls on three directions: Leninsky district, Krasnogorsk and Mytishchi.

"Primary housing in the Moscow region is much more affordable than in the capital. Most apartments from developers met the limits on preferential mortgages without combining, so loans with state support in the region enjoyed increased popularity. It is not surprising that after the winding down of the program and against the background of a high key rate, the demand in the Moscow region has fallen more sharply than in Moscow", - said Grigory Vaulin, managing partner of the Group of Companies "Ferro-Stroy".

He specified that after the abolition of soft loans the main driver of demand was the family mortgage. At the same time, according to him, installments in the Moscow region are not yet popular. At the same time, demand remains for some categories of primary housing, primarily family-format apartments in projects of integrated development of territories.

In early November it was reported that every third Russian respondent considers "young" secondary housing - real estate, which is 3-10 years old - to be the most comfortable. Another 23% noted the comfort of new buildings - up to three years from the date of delivery of the object. About 30% called a country house comfortable, follows from the results of the VTB survey.
