Long-term rental apartments in Russia started to rent faster in 2024


In 2024, the rental housing market in a number of major Russian cities will see a reduction in the period of long-term rental of real estate compared to 2023, analysts of the service "Yandex Rent" told "Izvestia".
For example, the period of exposure of all types of apartments on the market has significantly reduced in Ufa - almost half. The average term of delivery of housing in the million-strong city amounted to about four days, while last year real estate was delivered in eight days on average. In Kazan, the exposure period for all types of rental apartments decreased by more than a third over the year - from 14 to nine days, in Yekaterinburg - from four to three days.
In Moscow, the average number of days required for housing on the city's long-term rental market decreased from 12 to eight days.
At the same time, in some price segments the terms of delivery were lower. In Moscow, apartments costing up to 50 thousand rubles on average in 2024 found a tenant in six days, and lots in the price range of 50-80 thousand rubles in the capital surrendered in seven to eight days. The average period of search for a tenant for lots costing from 80 thousand to 120 thousand rubles in the outgoing year was at the level of about nine days.
Publications on the surrender of real estate worth from 120 thousand rubles in 2024 were exposed for about 12 days, last year such apartments were surrendered longer - an average of 15 days.
"Price is the basic and main parameter that tenants are focused on when looking for a rented apartment. During the period of peak demand such real estate can be rented out even within a few hours: for example, we observed this during the "hot" season this year - in August and September. In quieter months - for example, in late fall and early winter - the exposure period traditionally increases due to a decrease in the activity of tenants", - explained "Izvestia" head of service "Yandex Rent" Roman Zhukov.
The share of supply in the budget up to 50 thousand rubles in 2024 in the capital amounted to 20.8%. Apartments in the price range of 50-70 thousand rubles account for 33.3% of the total exposure, 70-100 thousand rubles - 29%, 100-120 thousand rubles - 6%. Rental housing more expensive than Br120 thousand takes a share of the long-term rental market in Moscow about 10.9%.
Earlier, November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. The comfort of new buildings - up to three years from the date of delivery of the house - noted 23%. At the same time, about 30% more comfortable called a country house, follows from the results of the VTB survey.
