The maximum difference in price between the average cost per square meter of apartments on the secondary market and country houses is observed in Buryatia, Mordovia, Irkutsk and Arkhangelsk regions. This was reported by analysts "Domklik", having analyzed the data on prices for secondary urban and suburban real estate on the portal "Domklik".
The regions with the largest difference between the price per square meter of ready-made and suburban housing was the Arkhangelsk region (64%), Buryatia (63.1%), Irkutsk region (61.1%), as well as Mordovia (60.7%). Experts explain such a difference in prices for secondary and suburban real estate primarily by climatic conditions: in cold regions it is more profitable to live in an apartment with centralized heating than to heat a house.
The top ten leaders in terms of price difference include Moscow, where a square meter of a country house is 58.7% cheaper than a ready-made apartment. Comparatively low cost per square meter of suburban real estate in Moscow is explained by the presence of a large number of inexpensive houses in the settlements and villages of the growing New Moscow.
The minimum gap between prices for ready apartments and ready country houses is demonstrated by Adygea (22.4%), Murmansk and Ivanovo Regions - 24.6% and 24.9% respectively. Experts explain the low difference in the cost per square meter by the fact that such regions as Adygea, Udmurtia, Bashkortostan and Kabardino-Balkaria have developed historical traditions of living in one's own home, so the residents of these regions tend to opt for the purchase of a country house rather than an apartment. The regions with a low difference in the cost of secondary and suburban housing also include St. Petersburg (30.6%), Karelia (31.3%) and the Chelyabinsk Region (32.4%).
