As of the end of 2024, 50.3 thousand lots with the total area of 2 919 700 sq. m. are presented on the residential real estate market within the boundaries of the "old" Moscow, which is 6% more compared to June 2024. For a year the quantity of offer has grown on 10 %. This was reported to "Izvestia" on December 24 by experts of real estate agency DolgovPro.
As noted by analysts, the greatest value of exposure for the whole observed period demonstrated the segment of business class. There presented 22.9 thousand lots with the area of 1.320 million square meters, which is 6% more than in the previous six months and 11% more than last year.
It is reported that lower indicators were observed in the real estate of comfort class. In December 2024, the number of square meters in supply amounted to 878 thousand (19.7 thousand lots). In December 2023, the absolute value was demonstrated at the level of 20.1 thousand lots. Semi-annual decrease amounted to 1%, and annual decrease - 2%.
According to experts, in the premium segment there is an increase in the volume of exposition for all analyzed periods. In December 2024, it accounted for 6.4 thousand lots with an area of 548 thousand square meters (+31% for six months, +48% for the year).
As it is specified, the elite segment of residential real estate of "old" Moscow also demonstrates stable growth. Today 1,2 thousand lots (172,6 thousand sq. m.) are exhibited here. Compared to June 2024, where the total number of lots was 852, the growth reached 39%, and compared to last year - 62%.
"The increase in the volume of supply in the residential real estate market is due to the long cycle of development projects. Thus, the construction of objects brought to the market this year began about three years ago, when developers were more actively acquiring land plots," commented Vladimir Shchekin, co-founder and co-owner of Rodina Group.
Analysts pointed out that the average weighted offer price in the segment of comfort class in December 2024 reached 373.7 thousand rubles per 1 square meter. m. For half a year this indicator practically did not change, and for a year a moderate growth of the weighted average price by 5% was recorded.
In addition, in business class the average offer price in December 2024 amounted to Br 501.7 thousand per 1 sq. m., which is 3.4% more than in the previous six months and 8.6% more than a year ago.
Experts have paid attention to the fact that in the premium segment, the weighted average price of 1 sq. m. has increased by 2.3% over half a year, reaching Br869.2 thousand in December 2024. In annual dynamics, the prices for premium new buildings increased by 15.2%.
Analysts also noted the most intensive price growth in the elite segment of real estate. There for six months the average weighted average offer price increased by 24.5%, for a year - by 20.3%, reaching the value of 2.3 million rubles per 1 square meter. m.
"At the moment, many developers have suspended the launch of new projects, for this reason, after some time, the market will face a shortage of lots, while real estate prices will increase," - said the director of the Moscow branch of GC "Atlas Development" Andrey Maximov.
At the same time the sales director of the development company "Mangazeya" Fyodor Ushakov emphasized that the first half of 2024 was marked by the end of cheap mortgages. The client was buying housing to invest.
"According to the results of November, we saw an increase in the volume of concluded CDA compared to October both within the boundaries of the "old" Moscow - by 6%, and in New Moscow - by 26%. I should note that in the Moscow region sales of apartments in new buildings also increased by 16%. In fact, in the "old" Moscow the volume of transactions has been growing for the last three months, but in total for 11 months of 2024 we record a 15% decrease in demand compared to last year. Traditionally, at the end of the year sales are growing, and it is possible that December in this difficult year will also be good for developers with the best quality offer", - concluded the Director of Strategic Marketing and Product Level Group Alexandra Mamokhina.
Earlier, on December 19, it was reported that this year the supply of new buildings in the "old" Moscow increased by 7%. At the same time in the city most significantly increased prices in the Central Administrative District - by 25%, follows from the data of the company "Metrium".
