Yield from investments in liquid real estate in Saudi Arabia for Russians can reach 35% per annum. This follows from the data of the Kalinka Middle East company, which were reviewed by Izvestia on December 24. At the same time, high demand is observed in both residential and commercial segments.

Experts paid attention to the fact that the speed of transformation of the country is gaining momentum. The state adopts new laws, develops infrastructure and tourism industry, launches global projects. Development under the Vision 2030 program, 100% ownership of real estate for foreigners - these and other advantages ensure the growth of demand for real estate. According to analysts, it will exceed supply in the coming years.

Alexander Shibaev, Business Director of Kalinka Middle East, speaking about profitability, gave an example. At the stage of closed sales in one of the projects in Riyadh, clients who had booked villas at the original price, but for various reasons did not go to the deal, were able to return the lots to the developer. He, in turn, sold them immediately to other buyers at a 10% markup.

"This gave investors from Russia the opportunity to increase their capital by 10% in just two months due to the growth in the value of real estate. For example, a villa of 300 square meters on a land plot of 250 square meters cost 2.9 million SAR (Saudi riyals. - Ed.) - 79, 8 million rubles - at the pre-sale stage, and was already sold for 3.2 million - 88.1 million rubles," Shibaev said.

The company expects that the peak demand for real estate will be observed with the approach of major events for the country - the Asian Winter Olympics 2029, EXPO 2030 and the World Cup 2034.

Earlier, November 2, it became known that every third surveyed Russian most comfortable considers "young" secondary housing - real estate, which is 3-10 years old. The comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
