Prices for apartments in new buildings decreased in 18 Russian cities over the month

Compared to October 2024, in November prices for apartments in new buildings in the country rose by 0.6% on average, but decreased in 18 cities of the Russian Federation. This is stated in the results of the research of the platform "Avito Real Estate", which were read by "Izvestia" on December 19. Experts have studied the dynamics of cost in 44 cities.

The most noticeable dynamics - in Stavropol and Samara (-7%), as well as in Krasnoyarsk, Barnaul, Ulan-Ude and Bryansk (-2%). Nizhny Novgorod, Grozny, Makhachkala, Kaliningrad, Krasnodar, Tver and Smolensk saw a 1% decrease in the average cost. In Kazan, Omsk, Simferopol, Rostov-on-Don and Tyumen, prices decreased by less than 1%. Relative to November 2023, the average cost of apartments in new buildings across the country as a whole decreased by 0.8%.

"Solving the housing issue remains the main incentive to purchase real estate in new buildings. Russians conduct alternative transactions with the sale of existing apartments, execute family mortgages after the allocation of limits, as well as take advantage of special offers from developers. Thus, against the background of current mortgage rates, developers are actively offering installments, which are gradually becoming a driver of demand in the primary market", - said the managing director of primary real estate "Avito Real Estate" Dmitry Alekseev.

According to him, taking into account the continuing activity of buyers and the increased credit load of developers, no significant reduction in prices for primary housing is expected.

"The dynamics of the cost, which we have observed in recent months, is primarily due to changes in the structure of supply: it is replenished with more affordable objects in the early stages of construction. Also, the decrease in average prices is influenced by discounts offered by developers," Alekseev added.

According to experts, in November, the cheapest apartment in a new building could be bought in Makhachkala (Br3.2 million), Grozny (Br3.7 million), Ulyanovsk (Br5.1 million), Bryansk (Br5.4 million), Izhevsk and Smolensk (Br5.5 million each). The highest average prices were recorded in Moscow (Br22.4 million), Sochi (Br19.7 million), Kazan (Br11.4 million) and St. Petersburg (Br11.2 million).

Earlier, November 2, it became known that every third Russian respondent considers "young" secondary housing - real estate, which is 3-10 years old - as the most comfortable. Another 30% of respondents called a country house comfortable. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
