Experts assessed the situation on the rental housing market

In 2024, the average cost of rent in the Russian Federation increased by 17%, and the volume of supply - by 57%. This was reported by the experts of the analytical center "Domklik", who summarized the data of housing rental announcements posted on the website "Domklik".

According to "Domklik", the median cost of rent in the country in terms of square meter today is 807 rubles. Accordingly, the cost of renting a standard one-room apartment of 35 square meters will be Br28.2 thousand.

Moscow is leading in terms of cost by a wide margin: the price for renting a one-bedroom apartment is Br74.5 thousand per month. Next come St. Petersburg (41.7 thousand rubles), Moscow (35 thousand rubles), Sverdlovsk (30.6 thousand rubles) and Novosibirsk (30.4 thousand rubles) regions. Domklik experts note that the gap in the cost of housing on the rental market between the capital and other megacities remains significant: in Moscow, the cost of renting a square meter is almost three times higher than the national average and four times higher than in some megacities.

The growing interest in the rental housing market, associated with the reduced availability of mortgage programs, led to the fact that at the end of the year the cost of rent increased by an average of 17.3%. The leaders are the Sverdlovsk region (+35.8%), Omsk region (+32.3%) and the Republic of Tatarstan (+28.6%). Prices rose the least in the Samara region (+13.5%), Krasnoyarsk region (+10.3%) and Moscow (+10.3%).

"Since the beginning of the year, the median rental price per square meter has increased by 17%. At the same time, the greatest growth was noted in the segment of two-bedroom apartments: over the year the rental cost increased by 24%. Then come two-room apartments with an increase of 19%. The rent of studios and one-room apartments increased by 17% and 14% respectively. This trend is not surprising: the narrowing of the circle of potential borrowers under the key mortgage program for families with children - "Family Mortgage" - contributed to the growing popularity of primarily large-sized housing, "- explained the director of the division "Domklik" Sberbank Alexei Leipi.
