Sales of apartments in business and premium class new buildings in Moscow increased by 4%

In total, 28,530 apartments and apartments were sold in business and premium class new buildings in the capital in the first 11 months of 2024, which is 4% more than in the same period last year. The largest number of transactions was concluded in such districts of "old" Moscow as Danilovsky, Khoroshevo-Mnevniki and Ramenki. This follows from the data of the joint research of FORMA and NDV Supermarket Real Estate, which were presented by Izvestia on December 19.

According to their information, in Danilovsky district of Moscow was realized 4452 lots, which is 22% more than in 2023. In Khoroshevo-Mnevniki district 2857 transactions were made - by 12% more than the same period last year. Despite the insignificant increase in relation to the results of 2023, Ramenki took the third place in the number of sales in new buildings. This year, 1976 apartments were sold in this neighborhood.

According to the study, sales in Zamoskvorechye, Butyrsky, Moskvorechye-Saburovo, Levoberezhny and Donskoye increased by 100%.

"The growth of sales in these districts is associated not only with the release of new residential complexes in 2024, but also with the active realization and increase in consumer demand for those projects that have already been presented here," - said the head of the department of analytics and consulting "NDV Supermarket Real Estate" Elena Chegodayeva.

The growth of the number of transactions in such districts as Danilovsky and Zamoskvorechye was influenced by modern development and improvement of industrial zones around Paveletsky railway station, now in this area in the realization are nine residential complexes of business and premium classes, said in the company FORMA.

"For 2024, the average weighted offer price in the area of Paveletskaya increased by 10% and amounted to 705 thousand rubles per 1 square meter at the moment. When broken down into segments, business class apartments are exhibited at an average price of 580 thousand rubles per 1 sq. m, and in the premium segment - 856 thousand rubles per 1 sq. m", - says Olga Pavlik, Director of Analytics of FORMA.

The average area of purchased apartments in Moscow in November 2024 amounted to 52.4 square meters, which is by 8.8% higher than in November 2023. Such conclusions were reached by analysts of Tekta Group. In addition, due to a decrease in the availability of mortgage programs in the premium class for the year, the share of transactions involving borrowed bank funds decreased from 31 to 9%. The business segment has also moved away from mortgages: in November 2023 bank funds were used to buy 67% of apartments, in 2024 - 36%, said the commercial director of Tekta Group Elizaveta Sevastyanova

Earlier, on December 15, "Izvestia" got acquainted with the data of the agency of elite real estate Kalinka Group, according to which in Moscow for the year the share of young buyers of elite housing increased by 7%. The largest share of buyers in the elite real estate market of the capital is the age category of 41-50 years old, which accounts for 37% of transactions.
