In November, the demand for housing in new buildings in the Moscow region increased. 3.3 thousand share participation agreement (SPA) were registered, which is 18.2% more than in October. This follows from the data of the company "Metrium".

According to analysts' information, in November, 44.9 thousand lots (+2.3% for the month) in 211 projects were exhibited on the market of new buildings in Moscow region, where 43.7 thousand - apartments (+2.2% for the month) and 1.2 thousand - apartments (+5.4% for the month). The weighted average price of 1 sq. m. of apartments and apartments amounted to 190,188 rubles (+0.5% for the month).

"The volume of pendulum migration from the Moscow suburbs to Moscow has decreased by 15% over the last 10 years. However, the figure is still significant - 1.1 million people every day. Many choose affordable housing in the Moscow region, but commute to work in the capital. At least half of the clients of the primary market of the Moscow region are interested in this. Therefore, projects in areas bordering the Moscow Ring Road, for example, in Mytishchi, are very popular. At the same time, buyers prefer complexes realized within the framework of CRT (complex development of territories. - Ed.), with developed social and commercial infrastructure", - noted Grigory Vaulin, managing partner of the Group of Companies "Ferro-Stroy".

Analysts noted that the increased demand in November was influenced by several factors. Firstly, during the period of exhausted bank limits on family mortgages, the number of those wishing to take advantage of the preferential program was growing. After the replenishment of limits, the factor of pent-up demand worked. Seasonality also matters. As a rule, on the threshold of New Year holidays the market demonstrates positive dynamics of demand. The weakening of the ruble-dollar exchange rate also had an impact. At the same time, the indicators were influenced by discounts from developers and the expectation of a probable increase in the key rate in December.

"The main driver of demand for new buildings in Moscow region today is the family mortgage. But in October the demand for housing loans increased not only within the framework of this program. Increased popularity was also enjoyed by subsidized mortgages from developers, which will be banned from the beginning of 2025 under the mortgage standard. Also the demand stimulated the wide distribution of discount - discounts above 5% offer already 17 developers near Moscow", - said the Managing Director of the company "Metrium" Ruslan Syrtsov.

Earlier, December 4, it was reported that more than half of the surveyed (79%) of Russians save on deposits for the purchase of real estate. This is stated in the results of the study of the company Regions Development. The purchase of cars interested 38% of respondents. 29% of survey participants plan to allocate funds for housing repair.
