The price of an apartment will depend not only on external factors - the neighborhood, floor, infrastructure, and repairs - but also on the first impression the apartment makes on potential buyers. Realtor, real estate specialist Maria Lvova told Izvestia about how to sell an apartment quickly and at a great cost.

"The cost in the announcement should be indicated market value, but at the upper limit of the market. To determine it, compare how much cost similar apartments in the whole neighborhood and specifically in your house," - says Lvova.

According to her, it is important to prepare documents for the transaction in advance - as far as possible. At least title documents and an up-to-date extract from the USRN should be ready. Buyers should realize that the seller can proceed with the transaction at any time and should not waste time collecting documents.

When planning the sale of an apartment, you should carefully review real estate websites. It is worth noting that more attractive and expensive offers are presented as neatly cleaned and uncluttered spaces, while pictures of personal items such as a dryer loaded with laundry do not make you want to look at them.

"Remove unnecessary things, anything that can be visually annoying, arrange furniture competently, put things in order. The apartment should always look clean and neat, like a hotel room. Before the show, come to the apartment in advance and make sure that the room has a pleasant odor," - said the specialist.

Also, after the apartment is prepared for sale, it is important to take high-quality photos. Much sadder than bad photos is the complete absence of them. As the realtor notes, potential buyers may pay attention to the announcement without photos, only if the price is significantly below the market price, which, of course, is not in your interests.

Earlier, on November 26, expert on residential real estate, private realtor Anna Dyagileva told "Izvestia" about the nuances of repayment of the mortgage by renting out housing. According to her, the standard scheme, in which an apartment is purchased with a 20 percent down payment, and the loan is closed with the help of rent, will no longer work - this is due to the high mortgage rate.
