Experts assessed the change in prices for new and secondary housing

The average cost of a square meter of housing in Russia in November 2024 amounted to 169.8 thousand rubles, said experts "Domklik", who assessed the dynamics of real estate prices in the primary and secondary markets.

By the cost of new buildings in the leaders are the metropolitan regions - Moscow and St. Petersburg: here the cost per square meter is 343.2 thousand rubles. and 247.9 thousand rubles. respectively. Moscow Region, Republic of Tatarstan and Krasnodar Territory are also among the five regions leading in terms of transaction value. The lowest prices were recorded in Volgograd, Chelyabinsk, Voronezh and Samara regions: here the cost per square meter amounted to 113.1 thousand rubles, 137.7 thousand rubles, 119 thousand rubles, 122.6 thousand rubles respectively.

"At the end of this year, the demand quickly responds to the receipt by banks of additional financing under government programs. Thus, the number of transactions to purchase apartments in new buildings on favorable terms, recorded in the week immediately after the resumption of issuance, is comparable to the peak values of late October. Preservation of demand has led to the fact that so far the price level for new buildings is not decreasing", - explained the director of the division "Domklik" of Sberbank Alexey Leipi.

At the same time, experts emphasize that the gap between supply prices for the second month in a row updates the minimum level for the entire period of observation of the relationship between these indicators. At the same time, the rate of sales of housing under construction for the fourth month in a row below 2%. Such a combination of factors, the experts explained, signals the imminent decline in prices.

The highest cost of apartments in the secondary market is recorded in Moscow and St. Petersburg: according to the statistics, the cost per square meter is Br297.6 thousand and Br198.7 thousand. The price level above the all-Russian level is also noted in the Moscow region (145.4 thousand rubles), Krasnodar Krai (142.4 thousand rubles) and Leningrad region (125.6 thousand rubles). The lowest prices for ready apartments were recorded in the Chelyabinsk Oblast, Perm Krai and Volgograd Oblast.
