The number of premium skyscrapers in Moscow grew by 67% over the year


There are 25 complexes on the market of premium projects with skyscrapers in Moscow. Their number has grown by 66.7% over the year, as follows from the data of analysts of the company "Metrium", which were reviewed by "Izvestia" on December 14.
According to the classification of the international information bureau in the sphere of construction Emporis, skyscrapers include buildings higher than 100 meters. Analysts selected projects with the maximum height of buildings exceeding 100 meters. As a rule, these are buildings with 30 floors and more. At the end of 2024 on the market of new buildings of premium segment in the capital developers realized 25 projects with buildings above 100 m, which is ten projects more than a year ago (+66,7%), and 14 more than at the end of 2021 (+127,3%). In these complexes 3.4 thousand apartments and apartments are sold, which is 86.3% more than a year ago (1.85 thousand lots), and 209% more than in November 2021 (1.1 thousand lots).
The share of supply of premises in high-rise premium projects in the total market volume of this segment is 53.9%.
The highest skyscraper on the primary market is located in Presnensky district and reaches a height of 345 meters (78 floors). The average price of 1 sq. m. in this residential complex is 1.05 million rubles.
The second place in terms of height is occupied by a premium residential complex in Presnensky District, which reaches a height of 340 meters (85 floors). The average price of 1 sq. m. in it is equal to Br792.9 thousand. Hakob Kirakosyan, General Director of the developer of the mixed-use complex "Dom Dau", specified that there are seven such ready skyscrapers in the capital and one under construction.
On the third position is a premium-class residential complex in Presnensky district with a height of 295 meters (75 floors). The average price of 1 sq. m. in this project is 1.2 million rubles.
According to experts, 1 sq. m in premium-class projects with skyscrapers costs on average 713,4 thousand rubles. Over the year the average price increased by 12.1%, over three years - by 28.8%. The average price in the segment is equal to 759.2 thousand rubles, that is 6.4% higher than in projects with skyscrapers.
Deputy General Director for Strategy and Product Development of MR Group Zhanna Makhova noted that skyscrapers as part of projects create a special approach to the organization of infrastructure and the way of life of Muscovites.
"In particular, the high-rise construction format helps to preserve more adjacent territory for the realization of non-standard improvement projects," she added.
At the same time, Anna Radjabova, director of the elite real estate department of Metrium Premium, said that the growth in the number of premium high-rises is also due to the lack of free land in prestigious locations.
"The number of premium high-rises has been steadily growing for several years now. Over the past year the construction of skyscrapers started in 10 premium-class complexes - this is a record for the whole history. First of all, this trend is connected with the lack of free land in prestigious locations, where developers of this segment tend to create new projects. At the same time, there is a demand for view apartments with panoramic views of the capital among the buyer audience. Besides, in complexes with skyscrapers it is possible to provide more payback commercial infrastructure for residents", - explained Rajabova.
Russia ranks first in the number of high-rise buildings in Europe, emphasized the commercial director of Optima Development Dmitry Golev.
"According to a study by urban scientists from Columbia University New York, the number of skyscrapers in the world has been growing steadily by 8% every year since 1950. Russia ranks first in the number of high-rise buildings in Europe. Of course, the active construction of skyscrapers leads to the emergence of new trends in the field of their improvement. They include greening of roofs, creation of observation platforms and recreation areas on the upper floors (sky lounge), formation of parks with geoplastics on the adjacent territories, which organically combine with the silhouettes of the towers," he said.
