The number of business class new buildings projects with high-rise construction in Moscow has reached 60 at the end of 2024. Over the year, the number of such complexes has increased by 20%, according to the data of the company "Metrium", which were reviewed by "Izvestia" on December 12.
According to the classification of the international information bureau in the field of construction Emporis, skyscrapers include buildings above 100 meters. Analysts selected projects with the maximum height of buildings exceeding 100 meters. As a rule, these are buildings with 30 floors and more.
In November 2024 in Moscow developers realized 60 projects of business class with new buildings above 100 m against 50 a year earlier - for a year their number increased by 20%, for three years - by 122,2%. According to experts, the volume of supply in such new buildings is about 13.7 thousand apartments, which is 17.8% higher than at the end of 2023. The share of premises in high-rise projects in the market of new buildings of business class at the same time increased during this period from 57.8 to 61.1%.
"The popularity of skyscrapers in Moscow is steadily growing - only last year 11 projects with towers of 100 meters and more were brought to the primary market. The concept of a liquid high-rise project is invariably a "city within a city" with everything necessary for a comfortable life for residents, including infrastructure within walking distance. In addition, it is convenient to form extensive neighborhood spaces next to such buildings", - said Zhanna Makhova, Deputy General Director for Strategy and Product Development of MR Group.
In turn, Igor Sibrenkov, Commercial Director of GC "Osnova" added that the final cost of real estate is influenced by a number of different factors, primarily location, stage of construction readiness, and construction costs.
"Point development projects on the Moscow primary market (excluding the elite segment, where this format prevails) are very rare. Only about 10% of the total volume of supply in the capital is realized in such new buildings. At the same time, the most demanded complexes of this format are high-rise residential buildings with affordable view lots and rich internal infrastructure", - said Christina Nedrya, Director of Commercial Management of STONE.
Managing Director of Metrium Ruslan Syrtsov said that the business class at the end of 2024 has strengthened the status of the most high-rise segment of the market of new buildings in Moscow.
"It is in it that most skyscrapers are represented. As a rule, business class developers realize large-scale projects that provide a lot of social and commercial infrastructure, mainly on the lower floors of high-rise complexes. Also, customers are attracted to view apartments in attractive locations", - concluded the expert.
Earlier, November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which 3-10 years. Another about 30% of respondents comfortable called a country house. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
