Demand for club houses in the center of Moscow has grown by a third


There is an increase in demand on the market of club houses in Moscow: in the third quarter of 2024 sales increased by 32% compared to the first half of the year. This is stated in the research results of the developer of exclusive projects Rariteco, which were presented to Izvestia on December 12. Experts highlighted the key trends that determine the development of the clubhouse market in the capital.
Analysts attribute such dynamics to the desire of buyers to preserve and increase capital in the current economic situation. Investments in high-class real estate, located in prestigious areas of the capital, are considered as a reliable way to protect against inflation. Wealthy clients are increasingly choosing club houses as a status housing, providing a high level of safety of invested funds.
At the same time buyers of elite real estate show special interest in the districts, historically formed as centers of cultural and business life of the capital. According to experts, the leaders in terms of sales rates and volume in 2024 are Khamovniki (25.5%), including the prestigious Ostozhenka, Meshchansky district (24.5%), as well as Zamoskvorechye (23.5% of sales).
At the same time 38% of apartments and apartments in club houses under construction are offered with finishing or white box. This figure is 6% higher than last year, which indicates a growing demand for turnkey solutions.
The company specified that the high cost of 1 sq. m. in club houses, especially at the excavation stage, affected the structure of demand: there was a 26% decrease in the share of investors in 2024. Nevertheless, the general interest in club houses has not decreased, on the contrary, the number of buyers who consider elite real estate in the center of Moscow as a "trophy asset", a status symbol, is growing. Besides, analysts pointed out the growth of demand from buyers from the regions.
At the same time, experts predict a slowdown in the construction of new club houses in the near future. In the capital there are 21 projects of club format in which 1136 real estate objects are in sales. The growth of the key rate, the increase in the cost of construction materials and the reduction in the number of attractive building plots in the center of Moscow are factors that may lead to a shortage of quality supply in this segment, the analysts explained.
"The market of clubhouses in the center of Moscow is going through a period of transformation. Against the background of growing demand and limited supply, we observe a shift of focus from investment purchases towards the acquisition of "trophy" real estate for own residence. At the same time, buyers are becoming more and more demanding in terms of quality, location and range of services. In the coming year, we expect a further increase in prices for club houses in prestigious areas of the capital, as well as increased competition among developers for the attraction of more and more sophisticated customers, "- concluded the director of development company Rariteco Ekaterina Borisova.
Earlier, November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. Another about 30% of respondents comfortable called a country house. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
